Your tax bill, line by line
A home inside Midland town limits pays 0.576 to Cabarrus County and 0.21 to the town, for 0.786 per $100 of assessed value (FY2026-27). No other municipality on the county's table charges less than that 0.21. In dollars, a $340,000 assessment works out to about $2,672 a year.
One open question: the same table lists a "Midland" fire district at 0.11, and the county page doesn't say whether it applies to parcels inside town. If it does, the total becomes 0.896, and on that same $340,000 the bill rises to about $3,046 — roughly $374 more a year. Before you finalize your budget, look up the parcel in the county tax information or ask the seller for the latest bill to see which rates appear.
What kind of homes you'll find in Midland
Midland covers 10.56 square miles and grew from 4,684 residents at the 2020 Census to an estimated 5,151 in July 2025. Census data show about 1,788 housing units (ACS 2024, ±169); 83.9% of occupied homes are owner-occupied, with a median owner-reported value of $369,100 (2020-2024). Median monthly owner costs with a mortgage are $1,728, and median gross rent is $1,418.
What sets Midland apart right now is entry-level new construction — though at the moment it rests almost entirely on one community. Midland Crossing by KB Home has opened a new phase of one- and two-story homes from $334,990, with 1,445 to 3,147 square feet and up to 5 bedrooms, plus picnic areas, walking paths and a community garden; no move-in-ready homes are listed yet. Smith Douglas Homes' Pine Bluff is closing out: its page says a single home remains, The Avery (3 bedrooms, 3 baths, 2,404 square feet), and the posted price has climbed to $474,520 (the address is Midland, though the page text mentions Locust). Both come from the builders' sites (October 2026) and shift with each phase.
Both figures fall under the $525,000 NC 1st Home Advantage sales price limit — Pine Bluff only narrowly — subject to qualification. At Midland Crossing, your final price depends on plan, lot and upgrades.
Canopy Realtor® Association doesn't break out Midland, so the market benchmark is Cabarrus County as a whole: a $374,950 median in September 2026 (+1.3%), 242 closings, 3.2 months of supply and 51 days on market. For schools, Midland is part of Cabarrus County Schools, and the assigned school depends on the exact address.
Real distances from Midland
Midland sits at a similar distance from three common job centers, per off-peak OpenStreetMap/OSRM estimates from the town center: about 36 minutes (23 miles) to Uptown Charlotte, about 34 minutes (24 miles) to University Research Park and about 41 minutes (31 miles) to Ballantyne. Rush hour stretches all of them. Census data back that up: the average commute is 32.0 minutes (2020-2024), the longest among the Cabarrus towns we reviewed.
If you work in Ballantyne, that 41-minute figure is the one to test in person, at the hour you'd really leave. For hospital care, the verified reference point is Atrium Health Cabarrus in Concord.
A gold mine with a Midland address
Reed Gold Mine State Historic Site, at 9621 Reed Mine Rd. with a Midland mailing address, marks the first documented gold find in the United States. We couldn't confirm whether the site is inside town limits, but it shares the 28107 ZIP code and is the area's best-known landmark.
Programs that often apply here
Buying new. Midland Crossing's $334,990 starting price leaves room under the $525,000 cap on NC 1st Home Advantage, which adds $15,000 toward the down payment; Pine Bluff's last home ($474,520) also fits, with little to spare. You'll need a 640 credit score and to be a first-time buyer (no owned principal residence in the last 3 years), a military veteran, or buying in a targeted census tract; it's subject to qualification and is paired with the NC Home Advantage Mortgage. That mortgage also stands alone — up to 3% of the loan amount, incomes up to $158,000, no first-time requirement — and it too is subject to qualification. A practical tip: before you reserve a lot, ask the builder whether it works with these programs and how long it allows to close.
Moderate household income. Below 80% of AMI, the Community Partners Loan Pool can add up to 25% of the price or $50,000, whichever is less; it runs through a member organization, includes 6 hours of education plus 2 hours of one-on-one counseling, and has county income and sales-price limits (in Cabarrus, $340,000 for an existing home and $346,000 for a new one). Subject to qualification.
No down payment. There are two paths: VA for eligible veterans and service members, with no PMI; and USDA for incomes up to 115% of area median in eligible areas. On USDA: on October 8, 2026, the map did not flag central Midland or two test points about 2 miles north and south as ineligible, but each home is checked on its own on the official map — verify the exact address. Both are subject to qualification.
Low down payment, or an ITIN. FHA starts at 3.5% down; an ITIN mortgage is a portfolio or non-QM product whose terms each lender sets. As far as we found, the town has no down payment program of its own. Both are subject to qualification; terms and funding can change, and your lender confirms them. More in the programs hub.

Frequently asked questions
What would I pay in property tax in Midland?
Inside town limits, the FY2026-27 combined rate is 0.786 per $100 of assessed value: 0.576 county plus 0.21 town. On a $340,000 assessment, that's about $2,672 a year. The county table also lists a "Midland" fire district at 0.11; if it applies to your parcel, the total rises to 0.896. Confirm it on the tax record for that address.
Are there new homes in Midland, and where do prices start?
Yes. Per the builders' sites in October 2026, KB Home's Midland Crossing has opened a new phase with homes from $334,990. Smith Douglas Homes' Pine Bluff is nearly sold out, with one home left, posted at $474,520. Prices change, and in a new phase the total moves with plan, lot and upgrades. Always ask for the current price sheet and what's included, in writing.
Can I use a USDA loan to buy in Midland?
Maybe — but the answer is per house, not per town. When we looked at the USDA map on October 8, 2026, neither central Midland nor the two test points roughly 2 miles to the north and south showed up in the ineligible zone. That line moves and ignores municipal boundaries, so verify the exact address before you offer; household income is capped as well.
How long is the drive from Midland to Ballantyne or Uptown?
From the center of Midland, the off-peak OpenStreetMap/OSRM estimate is about 41 minutes (31 miles) to Ballantyne, about 36 minutes (23 miles) to Uptown Charlotte and about 34 minutes to University Research Park. Rush hour takes longer. The Census Bureau puts the actual average commute for people living in Midland at 32.0 minutes.
How quickly do homes sell around Midland?
There are no Midland-only statistics. Across Cabarrus County, days on market came in at 51 in September 2026, down from 58 a year earlier, with 3.2 months of supply and 242 closings. For new construction, the pace is set by the builder, which posts its phases and available homes on its own site.
