What kind of homes you'll find in Concord

By Cabarrus County standards, Concord is a big place. The Census Bureau put its population at 114,598 as of July 1, 2025, up from 105,240 at the 2020 count, spread across roughly 63.6 square miles. That size shows up in the inventory: the 2024 American Community Survey counts about 44,833 housing units (±1,900), and 65.2% of occupied homes are owner-occupied (ACS 2020-2024). The rest are rentals — worth knowing if you plan to rent for a while as you save, or if you're weighing an investment property.

Owners reported a median home value of $353,700 for 2020-2024, not far from where the market sits now.

New construction in Concord stretches from condo-style townhomes to luxury builds. Per each builder's site (October 2026), these three communities are selling — prices shift often, so ask for the current sheet:

Measured against the $525,000 NC 1st Home Advantage sales price limit, Piper Landing and Towns at Cliffwood start below it and Cordera lands far above. Those two starting prices also sit under the city program's $364,075 new-construction cap described below — subject to qualification either way. Beyond those communities, a moderate-budget search in Concord still leans toward existing homes.

Reading the September 2026 numbers

Canopy Realtor® Association reports Concord on its own, so you can see the city without the rest of the county blended in. The September 2026 median sale price was $365,000, down 3.2% from $377,000 a year earlier, and the year-to-date median stands at $373,415 (-1.8%). Closings rose to 136 for the month, 18.3% more than the 115 of September 2025, while days on market dropped from 54 to 47.

Put simply: more sales at slightly softer prices points to a busy market that isn't frantic. The 3.2 months of supply means that if no new listings came on, current inventory would sell out in a little over three months. For scale, Concord's 136 closings were more than half of the 242 recorded across all of Cabarrus County that month.

Taxes and city-run utilities

Inside Concord city limits you pay two rates: Cabarrus County's 0.576 and the city's 0.42, for 0.996 per $100 of assessed value (FY2026-27). If a home were assessed right at the $365,000 median, the yearly bill would come to about $3,635. Downtown, a municipal service district adds 0.16 for parcels inside its boundary only, bringing the total to 1.156 — roughly $4,219 on that same value. If a downtown listing catches your eye, confirm whether it sits inside the district before you write an offer.

One more practical point: the city owns and runs its own electric, water, stormwater and wastewater utilities. Where the city provides service, those accounts are set up with the City of Concord, so ask the seller for average monthly bills when you build your budget.

Getting around, and what's nearby

Six I-85 interchanges sit inside Concord. The George Liles Parkway extension ties US 29 to I-85, and I-485 gives you a direct line to I-77. From the city center, Uptown Charlotte is about 37 minutes away (22 miles) and University Research Park by UNC Charlotte about 25 minutes (14 miles) — off-peak OSRM estimates; rush hour takes longer. The Census Bureau puts the average commute at 26.9 minutes (2020-2024).

If you'd rather not drive every day, Rider Transit serves Concord and Kannapolis with color-coded routes (Blue, Green, Orange, Purple, Yellow, Red, Brown) plus the CCX. Concord-Padgett Regional Airport, run as a city department, has commercial flights on Allegiant and Avelo. Atrium Health Cabarrus, a 457-bed not-for-profit regional hospital, is right in town.

Charlotte Motor Speedway, zMAX Dragway and NASCAR team race shops are all in Concord, and the city says they draw hundreds of thousands of people — if a house is near the tracks, ask what race-weekend traffic looks like. Concord Mills ranks among the most-visited attractions in North Carolina. Parks & Recreation runs parks, greenways, recreation centers and Lake Fisher, and broke ground on the Academy Gibson Athletic Fields on October 6, 2025. Major Cabarrus employers include Atrium Health, Amazon, Corning, Lilly, FedEx, Hendrick Motorsports and Shoe Show.

Programs that often apply here

The City of Concord's own program. The city runs a down payment assistance program (HOME Down Payment Assistance Program) for HUD-defined first-time buyers at or below 80% of area median income (AMI) who buy inside city limits. It's a 0% deferred second mortgage, forgiven at 20% a year over 5 years. The amount is tiered by income under the lender MOU (Rev. 10.2025): $25,000 at 50-60% of AMI, $15,000 at 60.01-70%, and $10,000 at 70.01-80%. Buyers must complete an eight-hour homebuyer education workshop and put in at least $1,000 of their own money. The application revised 06.01.2026 sets price caps of $358,000 for existing homes and $364,075 for new construction (the 10.2025 MOU lists older caps of $332,000 and $350,000). All of it is subject to qualification, and we found no page confirming that funds are available right now — read the official application and the lender MOU, and confirm funds are available before you count on it.

Quick math: the $358,000 resale cap is below September's $365,000 median, so this program steers you toward the more affordable half of Concord's market.

Statewide options. NC 1st Home Advantage provides $15,000 toward the down payment for first-time buyers (no owned principal residence in 3 years), military veterans, or buyers in targeted census tracts, with a $525,000 price cap and a 640 minimum credit score; it pairs with the NC Home Advantage Mortgage, which on its own offers up to 3% of the loan amount for incomes up to $158,000 — and isn't limited to first-time buyers. Both are subject to qualification. The Community Partners Loan Pool can cover up to 25% of the price or $50,000, whichever is less, for households under 80% of AMI through a CPLP member organization with 6 hours of education plus 2 hours of one-on-one counseling; county income and sales-price limits apply (in Cabarrus, $340,000 for an existing home and $346,000 for a new one), and it is also subject to qualification.

Choosing the loan. When we checked on October 8, 2026, central Concord and two test points about 2 miles north and south fell inside the ineligible area on the USDA map; if you're looking elsewhere in the city, verify the exact address before planning on a USDA loan. Buyers here usually compare FHA (3.5% minimum down; since May 25, 2025, FHA requires U.S. citizens or lawful permanent residents, with narrow exceptions), VA for eligible veterans and service members (no down payment, no PMI), and an ITIN mortgage, whose terms vary by lender. Everything is subject to qualification; terms and funding can change, and your lender confirms them. The programs hub has the full list.

Frequently asked questions

What does a home cost in Concord in 2026?

Per Canopy Realtor® Association, Concord's median sale price was $365,000 in September 2026, 3.2% lower than September 2025, and the year-to-date median is $373,415. Treat that as a benchmark rather than a price tag — size, condition and location inside the city move every number. If you plan to use the city's down payment program, keep in mind its resale price cap is $358,000.

Does the city's down payment program work if the address says Concord but the home is outside city limits?

The city program covers homes inside City of Concord limits, bought by first-time buyers earning up to 80% of AMI. Before you make an offer, confirm with the city or county records that the property is actually inside those limits. Also check whether funds are available at that moment; assistance is subject to qualification, and the amount depends on your income tier.

Can I use a USDA loan in Concord?

On October 8, 2026, central Concord and two test points about 2 miles north and south showed up inside the ineligible area on the USDA map. That doesn't speak for every street: the map's lines don't follow city limits and they change over time. Check the exact address on the official map, and remember USDA also applies household income limits.

Which school district serves a Concord address?

Concord is part of Cabarrus County Schools, the county district headquartered at 4401 Old Airport Road; the district says it serves more than 35,000 students across 44 schools. The assigned school depends on the exact address — use the district's Find my school tool. If a home is near the Kannapolis line, also check with Kannapolis City Schools, since we did not verify that boundary.

How long is the drive from Concord to Uptown Charlotte?

From the center of Concord, the off-peak OpenStreetMap/OSRM estimate is about 37 minutes and 22 miles to Uptown, and about 25 minutes to University Research Park. Rush hour takes longer. With six I-85 interchanges inside the city and I-485 linking to I-77, your real route depends a lot on which side of Concord the house is on.
