Comparative market analysis

I pull the data on every comparable home that sold in your neighborhood in the last 90–180 days. We look at price per square foot, time on market, original list vs. final sale, and what's currently competing with you. This tells us your real market price.

Prep & pricing strategy

We walk the home together. I identify what to fix, what to leave, what to stage, and what to price at. Sometimes a $2,000 painting investment pays back $15,000 at sale. We make those decisions deliberately.

Photography & marketing

Professional photography, drone shots where relevant, and a bilingual listing description. The listing goes on MLS, Zillow, Realtor.com, KW.com, and my Spanish-language network — reaching buyers who'd otherwise miss it.

Showings & open houses

I coordinate every showing with you. We discuss whether to host an open house — sometimes yes, sometimes no, depending on neighborhood, price point, and time of year.

Offers & negotiation

Each offer is reviewed in your preferred language. We discuss price, financing strength, contingencies, closing date, and any concessions. Sometimes the highest offer isn't the strongest.

Inspection & repair negotiation

The buyer will inspect. They may ask for repairs or a credit. I negotiate this on your behalf, balancing closing certainty against your bottom line.

You sign at the attorney. Funds wire to your account. Recording happens. The home becomes someone else's casa.

How much does it cost to sell a home in NC?

Typical costs include the listing agent's commission (negotiated, often 2.5-3%), the buyer's agent commission (now separately negotiated post-NAR settlement), attorney fees ($500-1,000), title insurance, deed prep, and any seller concessions agreed upon. We'll walk through your specific net at each offer.

How long does it take to sell a home?

In the Charlotte metro, average days on market in 2026 is 28–45 days for well-priced, well-prepared homes. Pricing it right from day one is the single biggest factor — overpriced homes sit, and a stale listing actually sells for less.

Do I need to make repairs before listing?

Some yes, some no. We'll walk through your home together and identify the high-ROI repairs (fresh paint, deep clean, fix what's broken, declutter) versus what's not worth the spend. Major renovations rarely pay back at sale.

Can I sell my home in Spanish or English?

Both. I market every listing bilingually — listing description, social media, signage, and open house materials. This widens the buyer pool, especially in Charlotte where the Spanish-speaking buyer market is large and growing.
