Where are the more affordable prices near Charlotte?

According to Canopy data for August 2026, Rowan, Stanly, Gaston and Cabarrus counties all had lower median sale prices than Mecklenburg. Union was the exception: its median came in higher than Mecklenburg's.

Here are the August 2026 county medians, from the county reports that accompany the Canopy Realtor Association market report:

For the Charlotte region as a whole, the August 2026 median was $410,000. The county reports come from Canopy MLS statistics; they don't say which property types are included, and they aren't adjusted for seller concessions or down payment assistance.

How to read these numbers before you pick an area

A median is the middle price among homes sold that month, not the price of the home you'll buy. It's useful for comparing counties, but prices swing a lot from one neighborhood to the next inside each one.

Three things I look at with every buyer:

Before you pick an area, it helps to know your real number. The How much home can I afford? calculator gives you a starting point, and if you're still building your down payment, read how much you need saved to buy a home in Charlotte.

Cabarrus County: Concord, Kannapolis and Midland

Cabarrus posted a $385,000 median in August 2026, below Mecklenburg and down 3.9% from a year earlier. Its main link to Charlotte is I-85.

Concord and Harrisburg sit close to north Charlotte along the I-85 corridor. Kannapolis straddles two counties, Cabarrus and Rowan, so one search can turn up new subdivisions, brick homes near downtown and more rural lots toward China Grove. Midland, in the southeast corner of the county, connects along the Highway 24/27 corridor.

Union County: a high median, but entry-level options

Union is the only county on this list with a higher median than Mecklenburg: $525,000 versus $468,000 in August 2026. To find entry-level prices, you have to look inside the county rather than at the average.

That median includes higher-priced areas like Waxhaw, Weddington and Marvin. As the Monroe and Union County page describes, Monroe is where many first-time buyers find value, and heading east on US-74 you reach towns like Wingate and Marshville. Closer to Charlotte, in Indian Trail and Stallings, townhomes and older subdivisions tend to come in below Waxhaw and Weddington. The main corridor is US-74, with I-485 tying it together.

Rowan County: Salisbury and nearby towns

Rowan had the lowest median of the six counties in August 2026: $299,990, essentially flat from a year earlier. Salisbury connects to Kannapolis, Concord and Charlotte along I-85.

In Salisbury and Rowan County you'll find historic homes near downtown, brick homes on larger lots, new subdivisions and rural land toward Rockwell and Granite Quarry. If you work in the northern part of the metro, the I-85 drive is part of the decision, so test it at rush hour before you make an offer.

Stanly County: Albemarle, Locust and Highway 24/27

Stanly posted a $335,000 median in August 2026 and 4.6 months of inventory, more than any other county here. Its route into Charlotte is the Highway 24/27 corridor.

The Midland, Albemarle and Stanly County page covers Locust, Stanfield, Oakboro and Albemarle, the county seat. I live in the Midland area, so this corridor is home turf. Homes with land are common out here, and so are questions you won't hit elsewhere, like wells and septic systems. Keep in mind Stanly's sample is small: one month with long days on market isn't necessarily a trend.

Gaston County: Gastonia, Belmont and the west side

Gaston posted a $340,500 median in August 2026, up 2.3% from a year earlier. It connects to Charlotte along I-85, which meets I-77 in Charlotte.

The Gastonia and Belmont page also covers Mount Holly, Cramerton, McAdenville, Stanley and Dallas. Belmont has a revitalized Main Street, and downtown Gastonia keeps growing. As with the whole west side of the metro, the Catawba River crossing and I-85 shape the commute, so time it from your workplace.

USDA, down payment help and schools: compare with facts

Price isn't the only thing that matters: USDA eligibility depends on the exact address, and down payment help depends on your situation. Check both before you settle on an area.

I describe areas using objective facts: prices, inventory, commute corridors and the USDA map. Where you live is your call, and my job is to give you the information to make it with confidence.

Frequently asked questions

Which county near Charlotte is the cheapest?

Based on Canopy data for August 2026, Rowan had the lowest median of the six counties in this guide, followed by Stanly and Gaston. But medians move every month and don't tell you what the home you want will cost. Every county has pricier and more affordable neighborhoods, so the useful comparison is recent closed sales on the streets you're actually considering.

Why does Union look expensive if it has affordable towns?

Because the county median blends every sale, including those in higher-priced areas like Waxhaw, Weddington and Marvin. That pushes the overall number up even though Monroe, parts of Indian Trail and towns toward Wingate and Marshville have entry-level homes. That's why it makes sense to look at sales by town or subdivision instead of ruling out the whole county based on one median.

How do I know if a home qualifies for a USDA loan?

Start by entering the exact address on the USDA eligibility map. If it shows as eligible, the next step is confirming with a lender that your income and situation meet the program's requirements. Rural Development makes the final determination on the property. We check this before making an offer, not after, so there are no surprises.

How often does this market data change?

Canopy Realtor Association publishes a monthly report based on its MLS data, and the numbers in this guide are for August 2026. County medians can rise or fall from one month to the next, especially where there are few sales. If you're comparing areas, I'll pull the most recent closed sales for the specific neighborhood so you're deciding with current information.

Do property taxes differ between counties?

Yes. Each county sets its own rate, and if the home is inside city or town limits, a municipal rate is added on top. That's why two homes at the same price can carry different monthly payments. The NC Department of Revenue publishes the rates, and for each home you like we can estimate the full payment with taxes and insurance included.
