Homes for sale in Wingate, NC

Wingate: a university town near the east end of the Monroe Expressway

Wingate makes sense if a lower entry price and a moderate town tax (25 cents per $100, adopted for FY2026-27) matter more to you than a short drive; Uptown Charlotte is roughly 42 minutes away in light traffic. It is also worth a look if you are weighing a USDA loan (subject to qualification), since all three points we tested here in October 2026 fell outside the ineligible area. Neighboring Marshville is covered at the bottom of the page.

A town that grew up around its university

The place was known as Ames before it incorporated as Wingate in 1901. Wingate University had been founded five years earlier, in 1896, and its original campus is still here (the university also runs a campus in Hendersonville). The town itself is compact, about 2.6 square miles with roughly 4,425 people per the Census (ACS 2024 5-year).

Civic life clusters around a few addresses. Wingate Community Park and the Community Center share 315 W Elm Street, and the town farmers market has dates on October 22 and November 19, 2026, from 4:30 to 6:30 p.m.

What a home costs in Wingate, and what you get

The Census counts 1,106 housing units in Wingate, with a median owner-occupied value of $229,800 (ACS 2024 5-year, ±$14,636). True Homes separately shows a town median home price of $315,000, a builder-published figure rather than any one community's price.

If you'd rather buy brand-new, three communities are selling inside town limits, each confirmed on the builder's site (October 2026). List prices change often:

All three start below the $525,000 NC 1st Home Advantage sales price limit, so price wouldn't keep that help off the table, subject to qualification.

So why does the data card say $474,000? Canopy doesn't report Wingate on its own, so the market row above covers all of Union County for September 2026, blending very different price tiers. In a town this size, the number that actually helps is recent comparable sales on the same streets. Ask for them before you make an offer.

The tax bill: 25 cents for the town, plus the county

The Board of Commissioners adopted the FY2026-27 budget ordinance on June 16, 2026; Section 6 levies 25 cents per $100 of value, the same rate as the prior year. Add Union County's 0.4342 and the combined rate is 0.6842. On True Homes' $315,000 town median, that works out to about $2,155 a year before exemptions. One thing we couldn't pin down is whether any fire district charge applies inside town limits, so raise it during due diligence.

Heading to Charlotte: the expressway on-ramp is right next door

The tolled Monroe Expressway runs 18 miles from U.S. 74 near I-485 to U.S. 74 between Wingate and Marshville, and it opened on November 27, 2018. From Wingate, that eastern end is close at hand.

The free-flow estimate from the town center is about 42 minutes to Uptown Charlotte (30 miles) and 39 to Ballantyne (30 miles); rush hour adds more. Census data puts the average commute for Wingate's workers at 23.3 minutes (ACS 2024 5-year).

USDA and down payment help: the map is on your side here

A USDA loan allows no down payment in eligible areas for households earning up to 115% of the area median, subject to qualification. When we checked the map on October 8, 2026, central Wingate and two test points about 2 miles north and south sat outside the ineligible area. That doesn't make the whole town eligible; the lines shift and don't follow municipal boundaries, so verify the exact address.

If the address doesn't qualify, or you'd prefer another path, NC 1st Home Advantage offers $15,000 toward the down payment for first-time buyers, veterans or buyers in targeted census tracts, with a 640 credit minimum and a $525,000 price cap that sits well above typical values in town. It pairs with the NC Home Advantage Mortgage (up to 3% of the loan, incomes up to $158,000), and all of it is subject to qualification. Households under 80% of area median income can look at the Community Partners Loan Pool: up to 25% of the price or $50,000, whichever is less, through a member organization, after 6 hours of education plus 2 hours of one-on-one counseling, and with a county price ceiling (in Union, $370,000 for an existing home and $380,000 for a new one), also subject to qualification.

Rounding things out: VA (no down payment, no PMI for eligible veterans), FHA (3.5% minimum; since May 25, 2025, limited to U.S. citizens and lawful permanent residents with narrow exceptions) and the ITIN mortgage, whose terms vary by lender. All are subject to qualification; terms and funding can change, and your lender confirms them. More on the programs hub.

Marshville, five more minutes down U.S. 74

If Wingate appeals to you, look at Marshville too. From its center, the free-flow estimate is about 47 minutes to Uptown Charlotte (35 miles) and 44 to Ballantyne (34 miles), roughly five minutes beyond Wingate. The eastern end of the Monroe Expressway sits right between the two towns.

The railroad shaped it. The settlement was called Beaverdam, after nearby Beaverdam Creek, and grew around a Central Carolina Railroad depot. It incorporated in 1877 as Griffinsville and took the name Marshville in 1897, honoring the Marsh household that donated land for a school. An undated historical entry in the NC Gazetteer lists processed poultry among the goods made here.

It is smaller than its neighbor: about 2.1 square miles, 2,615 people and 1,107 housing units (ACS 2024 5-year). The median owner-occupied value is $172,300, but with a wide margin (±$38,366), so treat it as a rough guide. On new construction, no builder currently lists a community selling inside Marshville (as of October 2026); listing sites show only scattered individual new homes, not a builder community. The closest communities we verified are in Wingate, covered above.

Marshville Municipal Park packs in 2 tennis courts, a skate park, 3 ball fields, a playground, an outdoor fitness area and a 1.8-mile walking trail, and the town is building out a lake property under its preliminary master plan. Town Hall is at 118 E Union St.

Two practical notes. On the USDA map (October 8, 2026), the center and two points about 2 miles north and south fell outside the ineligible area; still, verify the exact address, and remember the loan is subject to qualification. On taxes, Union County's rate (0.4342 per $100, FY2026-27) is verified, but we could not confirm Marshville's own FY2026-27 town rate from any official source, so check it with the town at marshville.org before estimating a payment. Schools fall under Union County Public Schools, and the assignment depends on the address.

Frequently asked questions

What are homes going for in Wingate in 2026?

Canopy doesn't break out Wingate, and the Union County median for September 2026 was $474,000. Inside town, the Census puts the median owner-occupied value at $229,800, while True Homes shows a town median of $315,000. Those are three different yardsticks, so before you offer, look at recent comparable sales on the same street.

Does Wingate show up as eligible on the USDA map?

In our October 8, 2026 check, central Wingate and two test points about 2 miles north and south were outside the ineligible area on the map. That's encouraging, but it doesn't carry over to every house automatically, because the boundaries shift and don't follow town lines. Verify the exact address, and keep in mind the loan is subject to qualification, including income limits.

What is the property tax in Marshville?

The Union County portion is verified at 0.4342 per $100 of value for FY2026-27. We could not confirm Marshville's town rate for the same year from an official source, so we don't publish one. Ask Town Hall directly at 118 E Union St or through marshville.org, and confirm whether any fire charge applies as well.

How far is Wingate from Charlotte?

In light traffic, central Wingate is about 42 minutes from Uptown Charlotte (30 miles) and 39 from Ballantyne (30 miles), per an OpenStreetMap/OSRM estimate from October 8, 2026. Peak hours take longer. The tolled Monroe Expressway ends at U.S. 74 between Wingate and Marshville, so its eastern access is close by.

Which school district covers Wingate and Marshville?

Both towns are in Union County Public Schools, a district of about 53 schools and roughly 40,000 students, according to its website. The assigned school depends on the home's exact address rather than the town name or ZIP code, so confirm the assignment with the district before you commit to a property.
