A city with employers of its own

ATI Specialty Materials forges titanium and superalloys in Monroe that end up as components for aerospace, power generation and defense. In 2015, North Carolina Commerce announced a $69.8 million ATI investment next to the existing plant, and on July 7, 2025 the city handed over the incentive check for an $11 million development agreement the company had completed.

For health care, Atrium Health Union runs 182 beds at 600 Hospital Drive. For technical training, South Piedmont Community College keeps its Old Charlotte Highway Campus and a technology center here. Charlotte-Monroe Executive Airport, with a 7,001-foot runway, works as a reliever for Charlotte Douglas and hosts the Warbirds Over Monroe Air Show over Veterans Day weekend. Downtown holds the NC Main Street designation and Main Street America accreditation.

Three new-build communities that start below $400,000

Three builder communities in Monroe open below $400,000, per each builder's site (October 2026); those figures change, so confirm them before you visit. D.R. Horton's Secrest Commons, at 1076 Secrest Commons Drive (28112), offers one- and two-story single-family homes from $390,990, with 3 to 5 bedrooms, 2 to 3.5 baths and 1,618 to 2,824 square feet; five homes are listed for sale at $417,690 to $434,690. Less than a mile from the 74 Bypass, Eastwood Homes is building Ashton Park, 72 single-family homes on wooded homesites from the high $300s, with 8 plans running from $380,300 (the Ellerbe) to $444,800 (the Davidson) and 3 to 5+ bedrooms.

The third, True Homes' The Ridge Townhomes at 210 Northern Star Drive (28110), advertises townhomes from the low $300s but is still early: the page shows a “Now Selling” label and a “Coming Soon” status at the same time, and no plans or homes are posted yet. All three start well under the $525,000 NC 1st Home Advantage sales price limit, so price alone wouldn't rule the program out, subject to qualification.

Beyond new construction, the city counts about 13,469 housing units on 30.61 square miles (ACS 2024 5-year), 61.6% of them owner-occupied. Every address falls under Union County Public Schools; the specific school comes down to the address.

September 2026: homes sat a little longer

One figure matters more than the median: homes sold in September 2026 needed 63 days to sell, four more than in September 2025, with 3.6 months of supply. The median eased 2.0%, from $413,395 to $405,000, and the month's 105 sales nearly matched the 104 of a year earlier.

Year to date, 893 closings carry a $397,491 median (-0.6%). Next to those numbers, the $309,100 the Census assigns to owner-occupied homes (ACS 2020-2024) is owners' own estimate across the whole housing stock, not a recent sale price.

The yearly bill, with a city rate reported by local press

The city lowered its rate from 50.25 to 44 cents per $100 for FY2025-26, according to its own announcement. For FY2026-27, two local outlets reported that council voted on May 26, 2026 to keep the 44 cents; we didn't review the ordinance, so verify it with the city. Union County adds 0.4342.

If the press figure holds, a home assessed at $400,000 would owe about $3,497 a year before exemptions. Still unverified: any fire charge, and the downtown service district rate, which would only affect downtown parcels.

Routes into Charlotte, tolled and free

On open roads, central Monroe is about 34 minutes from Ballantyne (24 miles) and about 37 from Uptown (25 miles), per OpenStreetMap/OSRM on October 8, 2026; rush hour adds time. City workers report a 30.1-minute average commute to the Census.

Opened November 27, 2018, the Monroe Expressway covers 18 tolled miles between U.S. 74 near I-485 in Mecklenburg County and U.S. 74 between Wingate and Marshville. U.S. 74 remains the free alternative.

Help buying: start with the local office

The city points buyers to the Monroe Union County Community Development Center (CDC), which mentions down payment help, subject to qualification, for income-eligible households, tied to land the city helped acquire. No amounts are published, so call (704) 283-9814 and confirm whether funds are available (city page). The CDC also mentions urgent repair grants for owner-occupants, likewise subject to qualification.

At the state level, the $405,000 median leaves room under the $525,000 cap for NC 1st Home Advantage: buyers who haven't owned a principal residence in 3 years, veterans, and anyone purchasing in a targeted census tract can receive $15,000 for the down payment, subject to qualification, with a 640 minimum score and in combination with the NC Home Advantage Mortgage. Separately, that mortgage accepts incomes up to $158,000 and can cover up to 3% of the amount borrowed, subject to qualification.

The Community Partners Loan Pool, subject to qualification, runs through a member organization, requires 6 hours of education and 2 hours of one-on-one counseling, and can fund up to a quarter of the price, capped at $50,000, when income is below 80% of the area median. The county also sets income and sales-price limits; Union's price ceiling is $370,000 on resale and $380,000 on new construction, both under Monroe's median.

For a USDA loan, subject to qualification, the map works against the central area: our October 2026 lookup placed the city center and two test points, about 2 miles north and south, inside the ineligible area. Even so, verify the exact address. Rounding things out are VA, with no down payment or PMI; FHA, with 3.5% down and a citizenship or permanent-residency requirement since May 2025 (narrow exceptions apply); and the ITIN mortgage. Each is subject to qualification; terms and funding can change, and your lender confirms them. Details on the programs hub.
