Homes for sale in Mount Pleasant, NC

Homes in Mount Pleasant, NC, on the high ground between two creeks

Mount Pleasant suits buyers who'll accept a longer drive — about 47 off-peak minutes to Uptown — in exchange for a small 3.6-square-mile town, a 0.981 combined tax rate and nature trails close by. It's also worth a look if you're exploring a USDA loan: at the three points we checked, the map did not mark the area as ineligible, though every address has to be verified on its own.

A town incorporated in 1859

Mount Pleasant was incorporated in 1859, but the site goes back further. It began as a campsite called "Mount Comfort" on the route between Salisbury and Charles Town, on high ground between Adams and Buffalo Creeks. From 1903 until 1933 it was home to the Mount Pleasant Collegiate Institute. The town points history buffs to the Eastern Cabarrus Historical Society, and Town Hall is at 8590 Park Drive.

What kind of homes you'll find in Mount Pleasant

The scale here is very different. The 2020-2024 American Community Survey estimates about 2,230 people and 875 housing units (±159). With that few homes, the number on the market in any given month can be thin, so have your pre-approval ready before the right place comes up.

Owners report a median value of $306,500, but the survey attaches a margin of ±$69,392, so treat it as a rough guide only. Canopy Realtor® Association doesn't publish a Mount Pleasant report; the closest benchmark is Cabarrus County, with a $374,950 median in September 2026 and 3.2 months of supply. Prices inside town can land well away from that average in either direction.

The one builder community we found selling here is Brighton Park by Niblock Homes, east of Concord where NC-73 meets NC-49. Per the builder's site (October 2026), it offers 10 single-family plans with 3 to 5 bedrooms and 2,059+ square feet, priced $545,600 to $663,600, plus 6 quick move-in homes at $574,000 to $697,600, along with a walking trail and a community pool. The builder can adjust those prices at any time. Because all of them sit above the $525,000 NC 1st Home Advantage sales price limit, buyers planning on that program — subject to qualification — will mostly be shopping resale.

Trails, parks and a new library

The town's most distinctive outdoor spot is the Buffalo Creek Preserve Trail, a natural-surface path through a 400-acre property along Adams Creek, with restored oak savanna, farmland and woods; the town maintains the trailhead at 7911 Malibu Road. The town's McAllister Park has a full-size baseball field, a playground, two picnic shelters and an outdoor stage.

Virginia Foil Park, a county park at 1111 N. Washington Street, was completed in October 2024 beside a combined building housing the Mount Pleasant library branch and an Active Living Center. More is planned: the county has a future 600-acre nature park east of town.

Getting around, and what's nearby

Distance is the main trade-off. From the town center, off-peak OpenStreetMap/OSRM estimates show about 47 minutes (28 miles) to Uptown Charlotte and about 37 minutes (22 miles) to University Research Park; rush hour adds more. The Census Bureau's average commute is 25.9 minutes, with a wide ±10.1 margin. For hospital care, the closest verified option is in Concord: Atrium Health Cabarrus.

Inside town limits you pay 0.576 to Cabarrus County and 0.405 to Mount Pleasant, or 0.981 per $100 of assessed value (FY2026-27). A home assessed at $306,500 would owe roughly $3,007 a year.

Programs that often apply here

Start by checking USDA. On October 8, 2026, we checked the USDA map at the center of Mount Pleasant and at two test points about 2 miles north and south: all three fell outside the ineligible area. That doesn't make the whole town approved territory — the lines change and don't track town limits — so verify the exact address. A USDA loan allows no down payment in eligible areas for incomes up to 115% of area median, subject to qualification.

State down payment help. For homes under $525,000, NC 1st Home Advantage puts $15,000 toward the down payment for first-time buyers (no owned principal residence in 3 years), military veterans, or buyers in targeted census tracts with a 640 credit score, paired with the NC Home Advantage Mortgage. That mortgage on its own offers up to 3% of the loan amount for incomes up to $158,000, even if you've owned before. Both are subject to qualification. Below 80% of AMI, the Community Partners Loan Pool can cover up to 25% of the price or $50,000 (whichever is less) with 6 hours of education plus 2 hours of one-on-one counseling and county income and sales-price limits (in Cabarrus, $340,000 for an existing home and $346,000 for a new one), subject to qualification.

Other loans. FHA requires 3.5% down at minimum; VA asks no down payment and no PMI of eligible veterans and service members; and an ITIN mortgage is usually a portfolio product with terms that vary by lender. We found no town-run down payment program. All subject to qualification; terms and funding can change, and your lender confirms them. See the programs hub.

Frequently asked questions

How far is Mount Pleasant from Charlotte?

From the town center, the off-peak OpenStreetMap/OSRM estimate is about 47 minutes and 28 miles to Uptown Charlotte, and about 37 minutes and 22 miles to University Research Park by UNC Charlotte. Rush hour takes longer. If you'll be commuting into Charlotte five days a week, do a test drive at the actual hour before you commit.

Does the USDA map cover Mount Pleasant?

When we checked on October 8, 2026, central Mount Pleasant and two test points about 2 miles north and south fell outside the ineligible area on the USDA map. That says nothing final about a specific house: the map's lines don't follow town limits and they get updated. Verify the exact address on the official map, and remember USDA also caps household income.

What does a home cost in Mount Pleasant?

There's no Canopy report for the town alone. Cabarrus County's median sale price was $374,950 in September 2026, and the Census Bureau estimates a $306,500 median owner-reported value in Mount Pleasant, with a very wide ±$69,392 margin. On the new-construction side, Brighton Park was listed at $545,600 on Niblock Homes' site in October 2026.

Does Mount Pleasant have its own school district?

No. Mount Pleasant is part of Cabarrus County Schools, the countywide district. The school assigned to a home depends on its exact address, which you can look up with the district's Find my school tool. Check before you sign a contract, because attendance zones don't necessarily line up with town limits.

Is there an extra fire-district charge?

Cabarrus County's FY2026-27 rate table lists a "Mt. Pleasant" fire district at 0.125, but it doesn't say whether that applies inside town limits or only in unincorporated areas. Inside town, the confirmed combined rate is 0.981 (county plus town). For a specific home, check the county tax record or ask at Town Hall, 8590 Park Drive.
