What sells in Matthews, and for how much

The September 2026 Canopy Realtor® Association report put the Matthews median sale price at $500,000. A year earlier it was $561,000, so that is a 10.9% drop. Year to date, the median sits at $520,000 across 745 closings. September itself saw 69 sales, down 21.6%, and homes took an average of 48 days to sell versus 36 the year before.

For a buyer, the useful number is inventory: 3.0 months of supply, up from 2.5. That buys you a little room to compare, order a full inspection and ask for repairs or seller help with closing costs. It does not mean every house is discounted. Each one still gets priced against comparable sales on its own street.

New construction in Matthews falls into three very different price bands, per each builder's site (October 2026). Builder pricing moves often, so confirm it before you tour:

Measured against the $525,000 NC 1st Home Advantage price cap, only the Cadia Village townhomes start below it; the other two begin above it at base price. Either way, the program is subject to qualification and turns on the final price after options.

For resale, Census figures (ACS 2020-2024) show 64.4% of occupied homes are owner-occupied, with a median owner-occupied value of $445,100. Treat that as history rather than a 2026 list price. Matthews covers 17.12 square miles and had an estimated 32,769 people as of July 2025.

Roads, hospital and campus nearby

US 74 is the town's main artery, with I-485 crossing the south side and NC 51 running across the north. From the town center, an off-peak OpenStreetMap/OSRM estimate gives roughly 19 minutes (11.9 miles) to Uptown Charlotte and 18 minutes (11.7 miles) to Ballantyne. Rush hour adds time. The Census puts the average commute at 25.2 minutes.

Novant Health Matthews Medical Center, a 177-bed hospital, is at 1500 Matthews Township Parkway. For classes, CPCC's Levine Campus serves the Matthews/Stallings area southeast of Charlotte.

A bit of background: Matthews incorporated in 1879 and took its name from Edward Matthews, a director of the Central Carolina Railroad. The early settlement went by Stumptown, after the stumps left from clearing cotton fields, and later by Fullwood. To the southeast it borders Stallings, which is in Union County.

Property taxes: what is confirmed, what to check

The county piece is settled. Mecklenburg kept its rate at 0.4927 per $100 of value for FY2026-27 in the budget adopted June 2, 2026. On a home valued at $400,000, that portion alone comes to about $1,971 a year.

We could not verify the Town of Matthews FY2026-27 rate from an official source, so we are not printing a number. May 2026 coverage said the recommended budget did not raise the town rate, but the adopted ordinance is what counts. Before you write an offer, ask for the property's latest tax bill or check the county's rate page.

Why the caution? With an escrow account, taxes ride along in the monthly payment. Plugging in the wrong rate can shift that payment enough to change what you qualify for.

Programs worth checking in Matthews

Price drives everything here. NC 1st Home Advantage provides $15,000 toward the down payment for first-time buyers (no home owned as a principal residence in 3 years), military veterans, or buyers in targeted census tracts, with a 640 credit score and a $525,000 price cap, subject to qualification. With a $500,000 median, roughly half of September's sales landed above that cap.

Above the cap, NC Home Advantage Mortgage can provide up to 3% of the loan amount for the down payment. It is not limited to first-time buyers and calls for a 640 score and income up to $158,000, subject to qualification. Households under 80% of area median income can look at the Community Partners Loan Pool: up to 25% of the price or $50,000, whichever is less, through a member organization and with 6 hours of homebuyer education plus 2 hours of one-on-one counseling, also subject to qualification. Besides the income limit, it caps the price at $371,000 in Mecklenburg, below the town median.

On the October 8, 2026 USDA map check, the center and both test points fell in the ineligible area, so verify the exact address. HouseCharlotte does not apply, since Matthews is its own town outside Charlotte city limits (about HouseCharlotte). That leaves FHA (3.5% down; since May 25, 2025 limited to U.S. citizens and permanent residents, with narrow exceptions), VA for eligible veterans and service members, and the ITIN mortgage, whose terms vary by lender. All subject to qualification; terms and funding can change, and your lender confirms them. See every program.

Frequently asked questions

What does a house cost in Matthews in 2026?

Canopy Realtor® Association reports a $500,000 median sale price for Matthews in September 2026, down 10.9% from September 2025. The year-to-date median is $520,000. The month closed with 69 sales and 3.0 months of inventory. A median is the midpoint, so plenty of homes sell above or below it depending on size, age and location.

Can I use a USDA loan in Matthews?

When we checked the USDA eligibility map on October 8, 2026, the center of Matthews and two test points about 2 miles north and south all sat inside the ineligible area. That does not settle every address, because the map's lines do not follow town limits and they get revised. Verify the exact address on the official map, and keep in mind that USDA has income limits as well.

Which school district serves Matthews?

Matthews is part of Charlotte-Mecklenburg Schools. Assignment depends on the address, not the town name, so before you make an offer, run the full street address through the district's Find My School tool, which links to the county map. We do not publish school ratings; the official information lives on the CMS website.

How long is the drive from Matthews to Uptown or Ballantyne?

Off-peak, the trip from the center of Matthews is about 19 minutes (11.9 miles) to Uptown Charlotte and about 18 minutes (11.7 miles) to Ballantyne, based on an OpenStreetMap/OSRM estimate run October 8, 2026. Expect longer at rush hour. The main routes are US 74 through town and I-485 along the south side.

What is the Matthews town tax rate?

We are not listing it, because we could not confirm the adopted FY2026-27 town rate from an official source. What is confirmed is the Mecklenburg County portion: 0.4927 per $100 of value. For a specific house, request the most recent tax bill or check the county's rate page, then use that figure when you estimate your monthly escrow payment.
