New homes in Indian Trail: what the builder lists
Per each builder's site (October 2026), three new-home communities are selling in Indian Trail, with starting prices nearly $185,000 apart. Those numbers change often, so treat them as a starting point:
- Sanctuary at Southgate by D.R. Horton, 1007 Canvasback Way: one-story and two-story detached homes, plus townhomes on a separate page, with 3–5 bedrooms and from 1,823 sq ft, from $335,000.
- McBride by DRB Homes, sales office on Grandiose Drive: nine detached-home plans, 3–6 bedrooms, 1,777–4,434 sq ft, from $519,990, with move-in-ready homes listed.
- Calico Ridge by Empire Homes: detached homes with 3–5 bedrooms and 2,298–3,400 sq ft, from the $500s (Hamilton plan from $505,100), with a $1,000 yearly HOA.
Against the $525,000 NC 1st Home Advantage price cap, Sanctuary at Southgate is the only one of the three that starts below it; McBride and Calico Ridge begin above, and any program use is subject to qualification.
"From" means the base price of the simplest plan. Ask what it covers: lot premiums, kitchen and flooring upgrades and association dues can all move the total. Also ask for the list of finished or nearly finished homes, which can close sooner than a home still to be built.
One practical tip: tell your agent before your first visit to the model. Berenice can come along from that first visit and go through the builder's contract with you before you sign.
Resale prices and property taxes
Canopy Realtor® Association's September 2026 report shows Indian Trail at a $450,000 median, 3.2% below September 2025's $465,000. Year to date, the median is $459,000, up 2.0%, across 707 closings. Sales volume, on the other hand, rose: 83 closings versus 76 a year earlier, a 9.2% gain.
Supply tightened from 3.4 to 2.6 months even as days on market lengthened to 48 from 42. Practically, a well-presented house can draw offers fast, while one with loose ends leaves room to negotiate.
Indian Trail is big for a town. The Census July 2025 estimate counts 44,303 people, more than Monroe's 42,644, across 22.24 square miles and about 14,576 housing units. Of occupied homes, 78.1% are owner-occupied, with a $385,000 median value (ACS 2020-2024). Median gross rent was $2,077; if you rent today, set that figure next to what a mortgage payment would be.
For taxes, Union County held its rate at 0.4342 for FY2026-27. The town's recommended budget kept its rate at $0.17, same as the prior year; council adopted a $32,178,654 budget in June 2026, but we did not see the adopted rate, so confirm it. At that figure the total would be 0.6042, about $1,813 a year on a $300,000 valuation.
US 74, drive times and what is nearby
The town describes itself as sitting along US 74, about 15 miles southeast of Charlotte. From the town center, the October 8, 2026 off-peak OpenStreetMap/OSRM estimate is about 25 minutes (16.0 miles) to Uptown and 22 minutes (14.6 miles) to Ballantyne. The Census average commute is 28.2 minutes.
The whole town is in Union County Public Schools, a district of about 40,000 students in 53 schools; the assigned school depends on the address. The closest Atrium hospital in the area is Atrium Health Union West, a 40-bed facility opened in March 2022 at 1000 Healing Way with a Matthews mailing address.
On the town's own calendar: Crooked Creek Dog Park, billed as opening soon and requiring a free pass, and the "IT's A Wonderful Life" Christmas celebration with a parade, set for Sunday, December 6.
Stacking programs in Indian Trail
With new homes advertised from $335,000 and a $450,000 median, much of this market sits under the $525,000 cap for NC 1st Home Advantage. It provides $15,000 toward the down payment for first-time buyers, veterans or buyers in targeted census tracts with a 640 score, subject to qualification. It is paired with NC Home Advantage Mortgage, which also works on its own (up to 3% of the loan, income up to $158,000, repeat buyers welcome), subject to qualification.
If a builder is offering closing incentives, ask whether they can be combined with these programs before you sign the new-construction contract. For incomes under 80% of area median, the Community Partners Loan Pool can cover up to 25% of the price or $50,000, whichever is less, with 6 hours of education plus 2 hours of one-on-one counseling and county income and sales-price limits (in Union, $370,000 for an existing home and $380,000 for a new one), subject to qualification.
The USDA map flagged the center and two test points as ineligible on October 8, 2026, so verify the exact address. Other routes: FHA at 3.5% down (since May 25, 2025, U.S. citizens and permanent residents only, with narrow exceptions), VA with no down payment for eligible veterans, and the ITIN mortgage, with terms that vary; all subject to qualification. Terms and funding can change, and your lender confirms them. See the program guide.

Frequently asked questions
What was the median price in Indian Trail in September 2026?
$450,000, according to Canopy Realtor® Association, down 3.2% from September 2025. The year-to-date median is $459,000. The month closed with 83 sales, up from 76 a year earlier, and inventory stood at 2.6 months. It is a midpoint, and each house is still priced against its own comparable sales.
Are there new homes in Indian Trail, and from what price?
Yes, three, per each builder's site checked in October 2026. D.R. Horton's Sanctuary at Southgate lists detached homes and townhomes from $335,000; DRB Homes' McBride starts from $519,990; and Empire Homes' Calico Ridge starts in the $500s (Hamilton plan from $505,100). Both start under the $525,000 NC 1st Home Advantage sales price limit, subject to qualification. Prices change, so confirm with the builder and ask what the base price covers.
Does Indian Trail qualify for USDA loans?
That gets decided address by address. In our October 8, 2026 check, the center of Indian Trail and two test points about 2 miles north and south all fell inside the ineligible area of the USDA map. Its boundaries do not follow town limits and get updated, so verify the exact address and look at the income limit as well.
Which schools serve Indian Trail?
The entire town is in the Union County Public Schools district. Assignment depends on the address, so run the home's full street address, new build or resale, through the UCPS lookup before you sign. In new communities, confirm the assignment with the district rather than relying on sales materials.
How long is the drive from Indian Trail to Uptown Charlotte?
About 25 minutes off-peak (16.0 miles) from the town center, and about 22 minutes (14.6 miles) to Ballantyne, per OpenStreetMap/OSRM on October 8, 2026. Rush hour adds time. US 74 is the road linking town with Charlotte, and the Census reports an average work commute of 28.2 minutes.
