Who it’s for
HouseCharlotte is for first-time buyers purchasing inside the City of Charlotte who will live in the home as their principal residence. The city says it covers all of Charlotte's neighborhood profile areas; neighboring Mecklenburg towns with their own governments, such as Pineville, Matthews or Mint Hill, are outside it. Check the address on the eligible-areas map.
How much help you get depends on your income tier. Tier 1A, up to 80% of median income (the city shows $93,900), pairs a base of up to $30,000 with an additional match of up to $50,000. Tier 1B, from 80.01% to 110% ($129,150), offers a base of up to $10,000 plus up to $20,000 in match. City of Charlotte, Mecklenburg County and CMS employees in Tier 1B can receive up to $30,000 with no match required.

How it combines with other programs
The program's administrator says HouseCharlotte can often be combined with other down payment assistance, including NCHFA's Community Partners Loan Pool, subject to qualification. It also describes the loan as deferred, interest-free and with no monthly payments, and notes it can be used to buy down the mortgage's interest rate.
If you're hoping to add NC 1st Home Advantage or other state help, neither the city nor the administrator publishes that rule; your lender confirms it. Terms and funding can change; your lender confirms them.
Steps to apply
- Confirm on the map that the address is inside Charlotte city limits.
- Complete the 8 hours: per the administrator, an online course covers 4 hours and the other 4 are one-on-one counseling with a HUD-approved agency. The certificate is good for one year.
- Work with a lender that knows HouseCharlotte; they apply for the assistance on your behalf.
- Have them confirm which tier you fall into based on your income and household size.
- Shop at $365,000 or below, and ask whether funds are available before you make an offer.
What the city's page doesn't say
Three important details are missing from the official page. First, which household size the $93,900 and $129,150 figures refer to; the administrator links an income chart dated June 1, 2026. Second, who provides the additional match; neither the city nor the administrator explains it. Third, whether funds are available today: the administrator's page only says "Limited Funding. Plan Ahead." Confirm all three with your lender.
Frequently asked questions
How much can I get from HouseCharlotte?
Up to $80,000, according to the City of Charlotte, subject to qualification. That figure is Tier 1A: a base of up to $30,000 plus an additional match of up to $50,000. In Tier 1B the combination tops out at $30,000. Your lender confirms the exact amount based on your income tier.
Do I have to repay the HouseCharlotte loan?
The city describes it as a 30-year deferred loan that's forgivable in year 31. The administrator adds that it carries no interest and no monthly payments. The pages we reviewed don't explain what happens if you sell or refinance sooner, so ask your lender for those terms in writing before closing.
Does it apply in Matthews, Pineville or Mint Hill?
No. HouseCharlotte covers the City of Charlotte's neighborhood profile areas, and those towns have their own municipal governments. The same goes for other cities in the region. Before you write an offer, check the address on the eligible-areas map the city publishes.
What is the additional match?
The city's table splits Tiers 1A and 1B into a base amount and an Additional Match. Neither the city nor the administrator explains who provides the match or how it's calculated, so ask your lender what you'd need to receive it. Public employees in Tier 1B don't need a match at all.
Are funds available right now?
We can't say for certain. The city doesn't publish funding status, and the administrator's page shows only the heading "Limited Funding. Plan Ahead." That's a good reason to start the 8 hours of education early and to have your lender confirm availability before you write an offer.
