Homes for sale in Kannapolis, NC

Kannapolis, NC: one city, two counties, lower entry prices

Kannapolis is an option if you need a lower purchase price without moving far from Charlotte: the median sale price was $310,000 in September 2026, about $55,000 below Concord's, and Uptown is roughly 36 minutes away off-peak. The trade-off is a higher combined tax rate — 1.1355 on the Cabarrus side — and the need to confirm which county each address is in.

First question: Cabarrus or Rowan?

The city grew on land J.W. Cannon bought in 1906 that spanned parts of both counties, which is why part of Kannapolis still sits in Rowan. For a buyer, the difference shows up on the tax bill. The city rate is the same on both sides, 0.5595 per $100 of assessed value (FY2026-27), but the county rate isn't: 0.576 in Cabarrus versus 0.58 in Rowan, for totals of 1.1355 or 1.1395. On a $310,000 assessment that's roughly $3,520 versus $3,532 a year — a small gap, but good to know. Rowan's 2025 rate table also lists a $30.00 fee for the City of Kannapolis.

Kannapolis City Schools is the city's own district, with a Head Start program, six elementary schools, a grades 6-8 middle school and a grades 9-12 high school. Assignment depends on the exact address — check it at kcslookup.cabarruscounty.us. We found no official source on whether the district boundary matches city limits or the county line, so don't assume every Kannapolis address, including on the Rowan side, is in this district; look up every home individually.

What kind of homes you'll find in Kannapolis

Canopy Realtor® Association reports Kannapolis on its own. The September 2026 median sale price rose to $310,000, up 3.5% from $299,450 a year earlier, and the year-to-date median is $309,990 (+1.6%). There were 74 closings in the month (+12.1%), 3.0 months of supply, and 50 days on market, compared with 44 in September 2025.

Census figures show about 25,395 housing units (ACS 2024, ±708) across 32.71 square miles; 65.6% of occupied homes are owner-occupied, with a median owner-reported value of $276,400 (2020-2024). Median monthly owner costs with a mortgage run $1,603, and median gross rent is $1,319. Population grew from 53,114 in 2020 to an estimated 61,708 in July 2025.

We verified three new-construction communities, each on a different rung of the price ladder. Figures come from each builder's site (October 2026) and can change week to week:

If NC 1st Home Advantage and its $525,000 cap are part of your plan, Hedgecliff Townes and Bakers Creek fit entirely; at Cannon Manor only the lowest-priced quick move-ins come in under it, while the plans go over. Subject to qualification.

From mill town to research campus

Cannon Manufacturing started production here in 1908, and Kannapolis became an incorporated city after a 1984 vote. The July 2003 Pillowtex closing cut 4,340 jobs — the largest one-day layoff in North Carolina history. Today the North Carolina Research Campus covers 350 acres with eight universities (App State, Duke, NC A&T, NC Central, NC State, UNC-Chapel Hill, UNC Charlotte and UNC Greensboro) plus the David H. Murdock Research Institute.

Downtown, the West Avenue Social District opened on October 1, 2021, and Atrium Health Ballpark is downtown too, though outside the social district. Village Park at 700 West C Street has an amphitheater, and its Discover Fun summer series returns in 2026; the city also maintains Bakers Creek Park, Veterans Park, Walter M. Safrit Park and Dale Earnhardt Tribute Plaza.

Getting around, and where people work

From downtown, Uptown Charlotte is about 36 minutes (25 miles) and University Research Park about 24 minutes (18 miles) by off-peak OSRM estimates; rush hour runs longer. The Census average commute is 26.2 minutes (2020-2024). The city says it's home to an Amtrak station, and Rider Transit, the bus system it shares with Concord, serves both cities. The nearest verified hospital is Atrium Health Cabarrus in Concord.

The city's list of significant area employers includes Amazon, Atrium Health, Chewy, Corning, Daimler Truck North America, Eli Lilly, Food Lion (Ahold Delhaize), Gordon Food Service, Great Wolf Lodge, Hendrick Motorsports, Red Bull, Shoe Show, Speedway Motorsports, Stanley Black & Decker and Sysco.

Programs that often apply here

Help from the city. Kannapolis's housing assistance page says the city offers "a combination of down payment assistance, grants and other financial resources" through partner agencies for households under 80% of AMI. It posts separate 2026 income limits by county: in Cabarrus, $65,750 for one person up to $123,950 for eight; in Rowan, $46,700 up to $88,050. It lists no amount, terms or open application, so call Community Development (704-920-4332) and confirm funds are available. It is subject to qualification.

State programs. With the median at $310,000, NC 1st Home Advantage fits comfortably under its $525,000 cap: $15,000 toward the down payment for buyers who haven't owned a principal residence in 3 years, military veterans, or buyers in targeted census tracts, with a 640 credit score, paired with the NC Home Advantage Mortgage (which alone offers up to 3% of the loan amount for incomes up to $158,000). Both are subject to qualification. The Community Partners Loan Pool covers up to 25% of the price or $50,000, whichever is less, below 80% of AMI with 6 hours of education plus 2 hours of one-on-one counseling, subject to qualification; its income and sales-price limits vary by county (for an existing home, $340,000 in Cabarrus and $261,000 in Rowan), so the county line matters here too.

Loan type. Central Kannapolis and two test points about 2 miles north and south showed up inside the ineligible area on the USDA map on October 8, 2026; verify the exact address before ruling out a USDA loan. Otherwise, compare FHA (3.5% minimum; since May 25, 2025, limited to U.S. citizens and lawful permanent residents, with narrow exceptions), VA with no down payment for eligible veterans, and an ITIN mortgage, whose terms vary by lender. Everything is subject to qualification; terms and funding can change, and your lender confirms them. More in the programs hub.
