Prices and housing in China Grove
Rowan kept a steady pace in September 2026. The county closed 165 sales that month, up 14.6% from a year earlier, at a $320,000 median (+4.9% from $305,000) with just 3.6 months of inventory. The year-to-date median is $312,000, and the median time on market was 56 days. Canopy doesn't break out China Grove, so these are county figures.
The town itself has about 2,016 housing units (ACS 2024) and roughly 4,530 people. Owners reported a median home value of $225,800 to the Census — well below Rowan's current median sale, which is one more reason to ask for comparables from the same street.
For a brand-new house, the builder's site (October 2026) shows two communities selling and one on the way. Ryan Homes is selling Liberty Grove Single Family Homes from $306,990, with five single-family plans between 1,434 and 2,275 sq ft, 3–5 bedrooms, two-car garages and lawn care included; the model is open by appointment. True Homes builds single-family homes at Kensington from the high $300s, just off I-85, with a park and walking path plus a community center and pool the page still lists as coming soon. At the same address, True Homes shows Noah's Run as coming soon with no price; the page mentions both townhomes and single-family homes, though its overview names only single-family.
Liberty Grove and Kensington both start below the $525,000 NC 1st Home Advantage sales price limit, subject to qualification, while Noah's Run has no price yet to compare. Builder pricing gets adjusted often, so ask for the current figure before you go.
A town named for a stand of trees
The North Carolina Legislature chartered China Grove on March 11, 1889. The name is less mysterious than it sounds: it comes from a grove of chinaberry trees that grew beside the old train depot. That depot, on Harris Street behind Hanna Park, was taken down in 1974.
Hanna Park is still there, and the town also maintains Village Grove Park, Westhaven Park, Community Memorial Park with its community building, and the China Grove Ballpark. The local calendar runs from Hometown Horsepower Cruise Ins to An Evening in Stars Hollow, Downtown Trick or Treating and the holiday events; the China Grove Roller Mill is listed among the town's community organizations.
Commutes, jobs and the tax picture
OSRM puts the center of China Grove about 33 minutes (26 miles) from University Research Park and 44 minutes (33 miles) from Uptown Charlotte, off-peak. The Census average commute is 29.4 minutes. The nearest hospital we verified is Novant Health Rowan Medical Center in Salisbury. Rowan's major employers (list updated March 2026) include Food Lion, the Rowan-Salisbury School System, the Veterans Administration, Daimler Trucks North America, Novant Health Rowan Medical Center, Chewy, Rowan-Cabarrus Community College and Continental Structural Plastics.
On taxes: the town doesn't send bills — Rowan County assesses and collects. Rowan's rate is 0.58. The town's June 2, 2026 budget presentation recommended no increase, which would keep the town rate at 0.56 and the combined rate at 1.14 per $100, or about $3,420 a year on a $300,000 home. Confirm the figure in the adopted ordinance before you lock in your budget.
Buyer programs on the Rowan side
The first thing to know in this corner of Rowan is that the USDA map doesn't treat neighboring towns the same way. On October 8, 2026, the center of China Grove and two test points about 2 miles north and south landed outside the ineligible area, while all three points in Landis landed inside it. If a no-down-payment USDA loan is part of your plan (income up to 115% of area median, subject to qualification), verify the exact address before you fall for a house.
With Kensington starting in the high $300s and the county median at $320,000, the $525,000 cap on NC 1st Home Advantage leaves room. That program provides $15,000 toward the down payment for first-time buyers, veterans or targeted census tracts with a 640+ credit score, and pairs with the NC Home Advantage Mortgage — up to 3% of the loan for incomes up to $158,000, even if this isn't your first purchase. Both are subject to qualification.
Your documentation shapes the options: FHA (3.5% minimum down) has required U.S. citizenship or lawful permanent residency since May 25, 2025, with narrow exceptions, while an ITIN mortgage is offered as a portfolio or non-QM product with terms that vary from lender to lender. The VA loan (no down payment, no PMI for eligible veterans and service members) and the Community Partners Loan Pool (up to 25% of the price or $50,000, whichever is less, under 80% of AMI, via a member organization with 6 hours of education plus 2 hours of one-on-one counseling, and with county income and sales-price limits: in Rowan, $261,000 for an existing home and $284,000 for a new one) round it out. All subject to qualification; terms and funding can change, and your lender confirms them. Full index: programs.
Landis: its own power company and Lake Corriher
See homes for sale in Landis now →
Landis incorporated on March 7, 1901, and its own history page admits nobody knows where the name came from. The Linn, Corriher, Deal and Coltrane households are credited as founders, and the railroad brought a station and a cotton siding.
One detail that matters for your monthly budget: Landis runs its own electric utility, Landis Public Power. Town crews operate the substation and distribution lines, and the town also provides water and sewer — so your power bill goes to the town.
On taxes, the town board adopted a 49-cent rate for FY2026-27 on June 8, 2026. Add Rowan's 0.58 and you get 1.07 per $100, about $3,210 a year on $300,000; as in China Grove, the county does the collecting. The commute is a touch shorter: about 31 minutes (22 miles) to University Research Park and 42 minutes (29 miles) to Uptown, off-peak.
The best-known spot is Lake Corriher Wilderness Park at 955 Kimball Road, across from the South Rowan YMCA, with hiking, fishing, camping, picnic areas, disc golf, kayaking and paddleboats around Lake Corriher and an old town reservoir. There's also the D.C. and Frances Linn Community Park.
The Census counts 1,773 housing units (ACS 2024) and a reported median value of $252,100. On the new-construction side, the only Landis community with a builder page is Irish Creek by Niblock Homes, built around an 18-hole golf course, with homes starting at $1,139,000 and, per the builder's site (October 2026), a single quick move-in home (5 bedrooms, about 4,800 sq ft). Nothing at or under the $525,000 NC 1st Home Advantage sales price limit is listed by a builder in Landis; for that range, the closest priced options are Liberty Grove and Kensington in China Grove, subject to qualification. Prices change, so confirm them. Watch the USDA map here: the center of Landis and both test points fell inside the ineligible area on October 8, 2026, and since the lines don't follow town limits, verify the exact address. The district is the Rowan-Salisbury School System, with assignment by address, and pricing follows the Rowan County market.

Frequently asked questions
How much does it cost to buy in China Grove in 2026?
Canopy reports Rowan County, not the town. In September 2026 the median sale price was $320,000, up 4.9% from a year earlier, and the year-to-date median is $312,000. There were 165 closings, up 14.6% from September 2025, and 3.6 months of inventory, down from 3.9 a year earlier. On the new side, True Homes lists Kensington from the high $300s.
Can I use a USDA loan in China Grove or Landis?
The map gave opposite answers on October 8, 2026. In China Grove, the center and two test points about 2 miles away fell outside the ineligible area; in Landis, all three points fell inside it. Neither result covers an entire town, because the boundaries don't follow municipal lines — verify the exact address. Income limits apply too, subject to qualification.
Which school district serves China Grove?
China Grove and Landis are both in the Rowan-Salisbury School System, the countywide district for Rowan. The assigned school depends on the exact address, and the district's "Find My School" tool at rssed.org lets you look it up. Do that before you sign, especially if the house sits near the edge of an attendance zone.
Is there new construction in China Grove?
Yes. Per the builder's site (October 2026), Ryan Homes is selling Liberty Grove from $306,990 and True Homes is selling Kensington from the high $300s, both single-family; Noah's Run, another True Homes community, is listed as coming soon without a price. Builder prices change often and don't always include a premium lot or upgrades, so get the all-in figure in writing before you work out your down payment.
How does Landis differ from China Grove for a buyer?
Landis has a 1.07 combined rate per $100, adopted in June 2026, compared with about 1.14 in China Grove. The town also sells its own electricity through Landis Public Power and sits slightly closer to University Research Park, about 31 minutes off-peak. On the other hand, the USDA map placed its center inside the ineligible area.
