2.25 cents: how the tax bill breaks down in Wesley Chapel

Village Council adopted Ordinance 2026-01, the FY2026-27 budget, on June 8, 2026. Section 5 sets the village levy at two and a quarter cents per $100 of value. Nearly everything an owner pays here is the Union County portion (0.4342), which brings the combined rate to 0.4567.

Run the Census median value of $535,500 through that and you get roughly $2,446 a year in total, of which only about $120 goes to the village. What we could not confirm is whether a fire district charge gets added on top, so request the latest tax bill for any home you're considering and check it against these numbers.

Homes in Wesley Chapel, and why the name on the sign matters

The village has roughly 3,200 housing units (ACS 2024 5-year) across 9.67 square miles, and 98.1% are owner-occupied (ACS 2020-2024), with a median value of $535,500. If you were hoping to rent for a while first, the Census reports a median gross rent of $3,191 a month, and rental supply is thin.

Canopy doesn't report Wesley Chapel separately, which is why the data card falls back to all of Union County, at a $474,000 median for September 2026. When it's time to write an offer, recent sales of similar homes in the same subdivision are what count.

Inside the village, the one new community we could confirm on a builder's own page is McCoy Farm by John Wieland Homes and Neighborhoods (part of PulteGroup) on McCoy Farm Drive. Per the builder's site (October 2026), it has 43 homesites for two-story homes with 3-car garages, 4–7 bedrooms and 3,786–4,448 sq ft, priced from $990,990. The page contradicts itself a little: it still announces an August 2026 opening while already showing priced plans and quick move-in homes, so ask the builder what is actually available, and expect prices to move. That entry price is double the $525,000 NC 1st Home Advantage sales price limit, so a buyer relying on that program, subject to qualification, will be shopping resale.

Watch the names. Toll Brothers describes its “The Bluffs at Wesley Chapel” as located in Waxhaw (per the builder). A project carrying the name isn't necessarily inside the village or paying its rate, so confirm the jurisdiction in county records.

Dogwood Park and the village's 2050 plan

Wesley Chapel was incorporated by Session Law 1998-43, ratified July 15, 1998, under a mayor and a four-member council. Village Hall is at 6490 Weddington Road. On August 8, 2022 the village adopted its Comprehensive Plan 2050; if you're wondering what could be built next to a lot, start there.

The main public space is Dogwood Park at 121 Lester Davis Road, where Weddington and Lester Davis Roads meet: 22.5 wooded acres with walking trails, a fishing pier, a dog park, an amphitheater, a playground, miniature golf and a community garden, open dawn to dusk. Large events there are on hold while a dam is rebuilt.

Getting around: Ballantyne is closer than Uptown

From the village center, the free-flow estimate is about 23 minutes to Ballantyne (14.5 miles) and about 35 to Uptown Charlotte (22 miles), longer at rush hour. Census figures put the average commute for village workers at 31.7 minutes (ACS 2020-2024), a useful reality check next to the map estimate.

Programs: where they fit in Wesley Chapel, and where they don't

The price cap for NC 1st Home Advantage is $525,000, below the Census median value here. Its $15,000 toward the down payment only works on homes priced at or under that cap; it is aimed at first-time buyers, veterans or buyers in targeted census tracts, requires a 640 credit score and pairs with the NC Home Advantage Mortgage, subject to qualification.

The NC Home Advantage Mortgage isn't limited to first-time buyers: it can provide up to 3% of the loan amount for the down payment with household income up to $158,000, subject to qualification.

For a USDA loan, which is subject to qualification, the map splits. In our October 8, 2026 check, the village center and a point about 2 miles north were inside the ineligible area, while a point about 2 miles south already fell outside the ineligible area. If the house sits toward the south, verify the exact address; income limits apply too.

Eligible veterans and service members can use a VA loan with no down payment and no PMI, subject to qualification. FHA, also subject to qualification, takes 3.5% down and, since May 25, 2025, requires U.S. citizenship or lawful permanent residency with narrow exceptions. The ITIN mortgage and CPLP are also options; CPLP has county income and sales-price limits ($370,000 for an existing home and $380,000 for a new one in Union). Everything is subject to qualification; terms and funding can change, and your lender confirms them. Overview on the programs hub.

Frequently asked questions

How much is the Wesley Chapel village tax?

For FY2026-27 the village levies 2.25 cents per $100 of value under Ordinance 2026-01, adopted June 8, 2026. Add Union County's 0.4342 and the total is 0.4567, which on a $500,000 home comes to about $2,284 a year before exemptions. We didn't verify whether a fire charge applies, so check the property's tax bill.

What are homes selling for in Wesley Chapel in 2026?

Canopy doesn't track Wesley Chapel on its own. Across Union County, the September 2026 median was $474,000 (up 1.8% from September 2025), with a year-to-date median of $485,000. Inside the village, the Census estimates a median owner-occupied value of $535,500. For a number you can use in an offer, ask for comparable sales from the same subdivision.

Is any part of Wesley Chapel USDA-eligible?

In our October 8, 2026 check, the village center and a point about 2 miles north fell inside the ineligible area, while a point about 2 miles south already fell outside the ineligible area. The lines move and don't follow village limits, so verify the exact address on the USDA map; the loan is subject to qualification, income limits included.

Is a subdivision called “Wesley Chapel” always inside the village?

Not necessarily. Toll Brothers, for example, describes its “The Bluffs at Wesley Chapel” community as located in Waxhaw. A marketing name doesn't set jurisdiction, and jurisdiction decides which town rate the home pays. Before you offer, check Union County records for the parcel's municipality and its most recent tax bill.

Which school district serves Wesley Chapel?

The entire village is in Union County Public Schools, which serves about 40,000 students at 53 schools, according to its website. The assigned school depends on the exact address, and two nearby homes can be zoned differently. Confirm the assignment with the district before signing, especially in a newer subdivision.
