Buying in Stallings, NC: taxes, parks and a two-county twist

Stallings works for a buyer who wants a lower combined tax rate than the Mecklenburg side offers (0.6432 per $100 on the Union side) without moving far from work, since Ballantyne is about 18 minutes away off-peak. Most homes are owner-occupied, the Union County portion is served by Union County Public Schools (on the Mecklenburg side, confirm the district by address), and one quirk deserves attention before you sign: part of Stallings sits in Mecklenburg and gets billed differently.

Stallings taxes: the 2026 increase and the two bills

Start with the town rate, because it moved. The FY27 operating ordinance, adopted June 8, 2026, sets $0.209 per $100 of value, up 2 cents from 18.9 cents. If the town's taxes page still shows 18.9 when you look, that is the old number.

Union County held its total rate at 0.4342 under a bifurcated structure adopted for FY27. Add the town rate and the Union-side total is 0.6432, about $1,930 a year on a home valued at $300,000. On the Mecklenburg side the county rate is 0.4927, so the same town rate brings the total to 0.7017, about $2,105 on that value.

Billing is where buyers get tripped up. Per the town's taxes page, Mecklenburg-side owners get their Stallings taxes and fees billed by Union County, while Mecklenburg sends its county bill separately. Two bills, and your escrow estimate needs both.

We also could not verify whether any Union County fire district rate applies inside Stallings. Look at the property's latest bill before trusting the math.

The Stallings housing market

Census figures (ACS 2020-2024) show 87.5% of occupied homes in Stallings are owner-occupied, with a median owner-occupied value of $428,000. There are about 6,666 housing units for roughly 17,760 people (July 2025 estimate) across 8.36 square miles. Median gross rent was $1,882, a handy comparison point if you rent now and want to weigh it against a mortgage payment.

Canopy Realtor® does not publish a Stallings-only report, so Union County is the benchmark. The county median in September 2026 was $474,000, up 1.8% from $465,500; the year-to-date median held at $485,000. Closings matched last September at 312, with 3.3 months of supply and 51 days on market.

That countywide median blends very different towns. For a Stallings house, recent sales inside town are what count, and those get checked address by address.

New construction inside Stallings town limits is scarce right now: as of October 2026, no builder lists a community selling in town. What does turn up on listing portals is either age-restricted, which we don't include, or already sold out, such as Ryan Homes' Stone Creek Townhomes. The builder-verified new communities are in nearby towns such as Indian Trail and Matthews. In practice, buying here means buying resale. With Union County's median at $474,000 and the town's Census median value at $428,000, some of that resale can fit under the $525,000 NC 1st Home Advantage sales price limit, subject to qualification, though each house has to be checked on its own.

Parks, drive times and services

The flagship is Stallings Municipal Park at 340 Stallings Rd: one tennis court, four pickleball courts, a splash pad, two rentable shelters, a band shell, a half-mile walking loop and four playgrounds. Blair Mill Park (1025 Fair Oaks Dr) adds a 12-hole disc golf course, and Privette Park (3900 Oscar-Privette Rd) has a playground. The town's Stalloween event runs October 24, 2026, from 3 to 7 PM.

Off-peak, the OpenStreetMap/OSRM estimate from the town center is about 18 minutes (12.8 miles) to Ballantyne and 23 minutes (14.6 miles) to Uptown Charlotte, longer in rush hour. The Census average commute is 28.4 minutes.

Town Hall is at 315 Stallings Road. For medical care, Atrium Health Union West opened in March 2022 with 40 beds at 1000 Healing Way, which carries a Matthews mailing address.

Programs for buying in Stallings

Down payment help is usually the first question. North Carolina buyers may find up to $15,000 toward the down payment plus closing-cost assistance programs, subject to qualification. Union County's $474,000 September median sits under the $525,000 cap for NC 1st Home Advantage, which calls for a 640 score and a first-time buyer, a veteran or a targeted census tract, subject to qualification. It pairs with NC Home Advantage Mortgage (up to 3% of the loan, income up to $158,000, not limited to first-time buyers), subject to qualification.

Buyers using an ITIN typically look at an ITIN mortgage, generally a portfolio or non-QM product with terms that vary by lender, subject to qualification. Keep in mind that FHA (3.5% down) has required U.S. citizenship or permanent residency since May 25, 2025, with narrow exceptions, and VA is for eligible veterans and service members; both subject to qualification.

Below 80% of area median income, look at the Community Partners Loan Pool (up to 25% of the price or $50,000, whichever is less; 6 hours of education plus 2 hours of one-on-one counseling; county income and sales-price limits, such as $370,000 for an existing home in Union), subject to qualification. On the USDA map, the center and both test points came back ineligible on October 8, 2026, so verify the exact address. Terms and funding can change, and your lender confirms them. All programs.

Frequently asked questions

If the house is on the Mecklenburg side of Stallings, how do property taxes work?

You get two bills. According to the town's taxes page, Union County bills the Stallings town taxes and fees, and Mecklenburg bills its county portion separately. For FY2026-27 that side totals 0.7017 per $100 (0.4927 county plus 0.209 town). Let your lender know so the escrow account covers both.

What do homes cost in Stallings?

Canopy Realtor® does not report Stallings on its own, so Union County is the reference: a $474,000 median in September 2026 and $485,000 year to date. The Census put the median owner-occupied value at $428,000 for 2020-2024. For a particular house, comparable sales within town are what really count.

Is Stallings eligible for a USDA loan?

We cannot answer for the whole town. On the October 8, 2026 USDA map check, the center of Stallings and two test points about 2 miles north and south all landed in the ineligible area. Map boundaries shift and do not follow municipal lines, so verify the exact address and check the income limit too.

Which school district serves Stallings?

The Union County part of Stallings is served by Union County Public Schools, a district of about 53 schools. Assignment depends on the address, so use the UCPS lookup with the full street address. If the home is on the Mecklenburg side, confirm the district for that specific address before you offer, since we have not verified it.

How long does it take to get from Stallings to Ballantyne or Uptown?

With light traffic, the town center is about 18 minutes (12.8 miles) from Ballantyne and 23 minutes (14.6 miles) from Uptown Charlotte, per an OpenStreetMap/OSRM estimate run October 8, 2026. Rush hour stretches both; the Census lists an average work commute of 28.4 minutes for people living in Stallings.
