The commute: what you drive and what else is on the table

OpenStreetMap puts downtown Salisbury about 54 minutes from Uptown Charlotte (41 miles) and 42 minutes from University Research Park near UNC Charlotte (34 miles), both with no traffic. Rush hour adds more. If you'd be heading to Charlotte five days a week, that time belongs right next to the price tag when you compare homes.

Driving isn't the only option. Amtrak stops at 215 Depot Street (station code SAL). Salisbury Transit runs buses in Salisbury, Spencer and East Spencer for a $1.00 one-way fare, with every route transferring at the Depot Street site, and the city also offers on-demand microtransit called Salisbury Connect.

Work in the county, and the math flips. Rowan EDC's major-employer list, updated March 2026, shows Food Lion, Rowan-Salisbury School System, the Veterans Administration, Daimler Trucks North America, Novant Health Rowan Medical Center and Rowan County each at 1,000+ employees, with Chewy, Rowan-Cabarrus Community College and Continental Structural Plastics in the 500-999 range. The Census puts the city's mean travel time to work at 21.8 minutes (ACS 2020-2024).

Resale, new construction and prices in Salisbury

September 2026 closed at a $319,995 median, essentially flat from $318,740 a year earlier (+0.4%). Volume is what moved: 102 closings, up 24.4% from September 2025, and 808 so far this year at a $315,000 year-to-date median (+5.2%). Inventory sat at 3.9 months, and homes took 63 days on market to sell.

If you'd rather be the first owner, three single-family communities are selling inside Salisbury, per the builder's site (October 2026) for each:

All three start well under NC 1st Home Advantage's $525,000 sales-price cap, so the base price wouldn't be what keeps you from that program, subject to qualification. Those list prices shift often, so confirm them before you visit. For context on the existing stock, the Census counts 15,637 housing units (ACS 2024 5-year), 51.8% owner-occupied, with a $242,500 median value and $1,500 median monthly owner costs for homeowners with a mortgage, against a $1,071 median gross rent (ACS 2020-2024).

The 2026 tax increase and the downtown district

Salisbury City Council adopted its 2026-27 budget at the June 16, 2026 meeting with a 1.9-cent property tax increase, per the city's release. Based on the recommended budget and Rowan's 2025 rate table (0.665 the year before), that puts the municipal rate at $0.684 per $100 of value. Rowan County passed its budget with no property tax increase, and an official 2026 tax bill shows the county rate at 0.58. Together they come to 1.264, or about $3,792 a year on a home valued at $300,000.

One thing to watch downtown: properties inside the Downtown Salisbury municipal service district pay an added rate, which was 0.156 in 2025; we couldn't verify the 2026 figure. If the house you like is in that area, ask for a tax estimate that includes the district.

History, colleges and downtown life

Salisbury is home to Cheerwine and to the Food Lion supermarket chain. Its October Tour, now in its 42nd year, is one of the oldest annual historic home tours in the South. The city's trolley tour passes Salisbury National Cemetery and the site of North Carolina's only Civil War prison, and the Rowan Museum is devoted to county history.

Catawba College, at 2300 W Innes St, dates to 1851, and Livingstone College is in Salisbury as well. The city calls Bell Tower Green its most significant downtown green space; the park system also includes Salisbury Community Park (an athletic complex with a fishing lake), Hurley Park, City Park, Town Creek Park, Kelsey Scott Park and the Salisbury Greenway, established in 1996. Novant Health Rowan Medical Center is near Mahaley Avenue and Highway 29. The Census estimated 36,879 residents on July 1, 2025, up from 35,540 in the 2020 count.

Programs for buying in Salisbury

We didn't find a down payment program run by the city itself; its homebuyer resources page points to outside organizations. So the starting point is state and federal programs, all subject to qualification.

With new homes starting under $300,000 per their builders and a $319,995 median, the $525,000 cap on NC 1st Home Advantage leaves plenty of room, though the program is still subject to qualification. That program provides $15,000 toward the down payment for first-time buyers, veterans or buyers in targeted census tracts, with 640 credit, and it's paired with the NC Home Advantage Mortgage (up to 3% of the loan, income up to $158,000). Subject to qualification.

The Community Partners Loan Pool can cover up to 25% of the price or $50,000, whichever is less, for incomes under 80% of AMI, with 6 hours of education plus 2 hours of one-on-one counseling, subject to qualification; on top of the income limit, its Rowan price ceiling is $261,000 for an existing home and $284,000 for a new one. Eligible veterans and service members can use a VA loan with no down payment and no PMI, subject to qualification; FHA requires 3.5% down and, since May 25, 2025, U.S. citizenship or lawful permanent residency with narrow exceptions; ITIN mortgages vary by lender; both are subject to qualification. For USDA, downtown and the test points came back ineligible, so it all depends on the address. Every option is subject to qualification; terms and funds can change; your lender confirms them.
