What an ITIN loan is
An Individual Taxpayer Identification Number lets people without a Social Security number file U.S. taxes. Several lenders offer ITIN mortgage programs — portfolio or non-QM loans underwritten to the lender's own rules rather than FHA or Fannie Mae guidelines. They are real, common in the Charlotte area, and I have closed with them.
What lenders typically require
- Down payment: usually 10–20% (some programs go as low as 10% with strong credit). This is the biggest difference from FHA's 3.5%.
- Income: two years of filed tax returns under your ITIN, plus recent pay stubs or, if self-employed, 12–24 months of bank statements.
- Credit: a U.S. credit history helps a lot; some lenders accept alternative tradelines (rent, utilities, phone) if the file is thin.
- Documents: valid passport or consular ID, the ITIN letter, proof of address and two months of bank statements.
- Property: primary residence; single-family, townhome and many condos.
What it costs
ITIN loans carry higher interest rates than conventional loans — often 1.5 to 3 points higher — and some charge extra origination fees. On a $250,000 home that can mean a payment $250–$450 a month higher than a comparable FHA loan. It is still frequently cheaper than renting the same house in Charlotte, and unlike rent, part of the payment builds equity you own.
Most state and lender assistance programs require a Social Security number, so ITIN buyers usually cannot use the NC 1st Home Advantage Down Payment. Some lender closing-cost credits are available; I check case by case.
How to prepare in the next 6–12 months
- File your taxes on time, every year, with your ITIN. Two clean years is the entry ticket.
- Build the down payment in a bank account — cash under the mattress does not count. Deposit consistently so the money is "seasoned."
- Build credit: a secured card or a small credit-builder loan, paid on time, for 12 months.
- Keep your job history stable. Two years in the same field is ideal; changing employers is fine, changing industries is harder.
- Talk to an agent early. The right lender depends on your county, price range and documentation — I match you with one rather than sending you to fill out ten applications.
Frequently asked
Can a mixed-status family combine incomes?
Often yes — a spouse with a Social Security number can be the primary borrower on an FHA or conventional loan while the ITIN holder's income is documented separately. This can unlock the 3.5% down programs and assistance. It depends on the lender; ask.
Does buying with an ITIN affect immigration status?
Homeownership itself does not change status. I am not an immigration attorney; for anything beyond the home purchase, consult one.
Can I refinance later?
Yes. Many of my clients plan to refinance into a conventional loan if their situation changes or rates drop.
This is general information, not a loan offer. Terms vary by lender and change frequently.
