Ballantyne, I-485 and the Blue Line plan
Location is Pineville's strongest card. From the town center, an off-peak OpenStreetMap/OSRM estimate (October 8, 2026) gives about 9 minutes (4.8 miles) to Ballantyne and 23 minutes (13.5 miles) to Uptown Charlotte. I-485 runs inside town limits, and Carolina Place Mall, opened in 1991 with 1.1 million square feet, sits where NC 51 meets I-485. The Census average commute is 23.5 minutes.
What about light rail? The town's page on the proposed one-cent sales tax for transit and roads describes a LYNX Blue Line extension planned to Pineville and Ballantyne, with a first phase running from the I-485/South Blvd station to Community House Road. That is a plan, not a project under construction, so do not buy counting on a station nearby.
Pineville borders South Carolina to the southwest. Atrium Health Pineville is at 10628 Park Road (Charlotte mailing address), and one of the town's parks ties into the Little Sugar Creek Greenway.
What you can buy in Pineville, and how to read prices
Renters outnumber owners here: only 48.9% of occupied homes are owner-occupied (Census, ACS 2020-2024), and median gross rent was $1,552. The town has roughly 5,061 housing units for about 11,851 people (July 2025 estimate). With housing stock that small, it pays to check new listings often.
Canopy Realtor® does not publish a separate Pineville report, so the closest benchmark is Mecklenburg County as a whole: a $450,000 median in September 2026, flat from a year earlier, $459,500 year to date, 3.7 months of supply and 51 days on market. Use it loosely, since a Pineville house can land well above or below a countywide figure.
The $395,100 Census median value covers 2020-2024 and is not a current price. When it is time to offer, recent comparable sales inside town limits are what matter, and we pull those from the MLS for each address.
What about new construction? Pineville is small (6.64 square miles) and largely built out, and only one builder community could be confirmed: Miller Farm by DRB Homes, with its sales office on Hickory Place Lane. Per the builder's site (October 2026), it offers four detached-home plans with 3–7 bedrooms and 2,099–3,524 sq ft, 2-car garages, plus a pool, cabana and pickleball courts, starting from $502,900; the least expensive quick move-in shown was $529,900. Builder prices shift often. That starting figure is already over the $525,000 NC 1st Home Advantage sales price limit, so a buyer counting on that program, subject to qualification, will most likely be shopping resale in town.
Town power, taxes and everyday perks
Pineville Electric, the town's public power utility, has served the community since 1937, and the town runs communications services as well. Those are fees for service, not taxes. When you buy, ask the seller for a few recent power bills so you can budget real monthly costs.
On taxes, the FY27 budget ordinance, dated as adopted June 9, 2026, keeps the town rate at $0.30 per $100, unchanged from FY2025-26. Add Mecklenburg's 0.4927 and you get 0.7927, or about $2,378 a year on a home valued at $300,000.
For daily life, the Belle Johnston Community Center at 1000 Johnston Drive houses Parks and Recreation, and membership is free for in-town residents who bring ID and a utility bill. Pineville also has a Social District, with permits handled through the town website. At 12031 Lancaster Highway, the President James K. Polk State Historic Site preserves the childhood home of the 11th president. The settlement was called Morrow's Turnout until about 1852 and incorporated in 1873.
Where Pineville fits the programs
In Pineville, the USDA map does not read the same everywhere. On October 8, 2026, the center and the north test point read ineligible, but a point about 2 miles south already fell outside the ineligible area. In eligible areas USDA allows no down payment for households earning up to 115% of area median income, subject to qualification; verify the exact address.
With the Census median value under $525,000, NC 1st Home Advantage can come into play: $15,000 toward the down payment for first-time buyers, veterans or buyers in targeted census tracts, 640 credit, subject to qualification. It pairs with NC Home Advantage Mortgage, which on its own offers up to 3% of the loan for incomes up to $158,000, subject to qualification as well. Below 80% of area median income, the Community Partners Loan Pool reaches up to 25% of the price or $50,000, whichever is less, with income limits and a $371,000 price ceiling in Mecklenburg, subject to qualification.
A heads-up: plenty of nearby addresses say Charlotte on the envelope, but HouseCharlotte only works inside Charlotte city limits, and Pineville is a separate town. Other paths include FHA (3.5% down; since May 25, 2025 it requires U.S. citizenship or permanent residency, with narrow exceptions), VA and the ITIN mortgage, all subject to qualification. Terms and funding can change, and your lender confirms them. Program guide.

Frequently asked questions
Does light rail reach Pineville yet?
Not yet. The town describes a LYNX Blue Line extension planned toward Pineville and Ballantyne, with a first phase from the I-485/South Blvd station to Community House Road; it appears on the town's page about a proposed transit sales tax. For now you drive: roughly 9 minutes to Ballantyne and 23 to Uptown when traffic is light.
Who provides electricity in Pineville?
The town does. Pineville Electric is a municipal public power utility that has served the area since 1937, and the town also runs communications services. Those charges are utility fees, separate from property tax. Before closing, ask the seller for recent bills so you have a realistic monthly figure for that specific house.
Is there price data just for Pineville?
Canopy Realtor® Association does not publish a Pineville-only report, so we lean on Mecklenburg County figures: a $450,000 median in September 2026, unchanged from a year earlier, and $459,500 year to date. For a specific home, the meaningful numbers are recent comparable sales inside town, which we pull from the MLS.
Does any part of Pineville qualify for USDA financing?
It depends on the address. In our October 8, 2026 check, the center of Pineville and a point to the north fell inside the USDA map's ineligible area, while a point about 2 miles south already fell outside the ineligible area. The map's lines do not track town limits, so verify the exact address and your income limit.
Which school district is Pineville in?
All of Pineville is in Charlotte-Mecklenburg Schools. The assigned school depends on the address, so enter the full street address of the home you like in the district's Find My School tool, which links to the county map. We do not publish school ratings; the official information is on the CMS website.
