A peninsula built by textile mills
The city describes itself as a peninsula, with the Catawba River on the east, Lake Wylie to the south and the South Fork of the Catawba on the west. It went by Garibaldi Station until 1886, when it took the name Belmont, and it was incorporated as a town in 1895.
Chronicle Mill, built in 1901, was the first textile plant, and more than twenty mills were running by the 1930s. Former mill villages, with their houses and stores, are still easy to spot in several neighborhoods, and the old Chronicle Mill has been approved for a reuse project. The city also notes that the remaining open parts of the peninsula are developing quickly.
For a buyer, that history means two very different searches: mill-era houses on one hand, and whatever is going up on the still-growing parts of the peninsula on the other. The new communities that currently post prices on their builders' pages are covered in the next section.
Belmont prices and the $525,000 line
The September 2026 median landed at $550,000, 25.3% above the $439,000 recorded a year earlier. That's a big jump in a month with only 54 closings, so the year-to-date picture is steadier: a $504,999 median (+5.3%) across 507 sales. Inventory tightened to 3.2 months, and time on market until sale dropped from 78 days to 61.
Here's the number that reshapes a plan: both the monthly and the year-to-date medians are above the $525,000 ceiling on NC 1st Home Advantage. If you intend to use that program, subject to qualification, set your price range before the first showing rather than after.
New construction is where that math gets easier. Per the builder's site (October 2026), Lennar is selling two communities inside the Redhawk master plan. At Redhawk, a single-family community, the Walk collection starts in the low $400s with 3–4 bedrooms, the Enclave collection starts at $525,000 with 4–5 bedrooms, there are two pools and a clubhouse, and a Harbours collection is listed as coming soon. Redhawk Townes offers 3-bedroom, 2.5-bath townhomes of 1,631 to 1,708 sq ft from the low $300s (plans from $319,999). Tri Pointe Homes, meanwhile, builds two-story townhomes with two-car garages at Seven Oaks at McLean, priced from the $400s, with 3–4 bedroom plans between 1,982 and 2,433 sq ft and access to Lake Wylie. These are list prices, and they change often.
Measured against the $525,000 cap, Redhawk Townes, the Walk collection and Seven Oaks at McLean all start below it, while Enclave starts right at the line, leaving no room for a premium lot or upgrades. All of it is subject to qualification.
Census figures (ACS 2020-2024) tell the same story: a $395,000 median value for owner-occupied homes, 70.7% of units owner-occupied, and a median gross rent of $1,365. The July 1, 2025 population estimate was 16,415, up from 15,010 in the 2020 census, across 12.16 square miles.
Airport, Uptown and everyday services nearby
OpenStreetMap puts downtown Belmont about 21 minutes from Uptown (13 miles) and the same 21 minutes from Charlotte Douglas, just 8 miles away, with no traffic. Peak hours run longer.
CaroMont Regional Medical Center-Belmont, announced open on January 8, 2025, sits at 1000 CaroMont Parkway near I-85 Exit 27 with 54 licensed inpatient beds. Belmont Abbey College, founded in 1876, is marking its 150th anniversary in 2026, and Gaston College's Kimbrell Campus at 7220 Wilkinson Blvd. houses the college's Textile Technology and Fiber Innovation Centers.
City parks include Davis, Ebb Gantt, Frady Field, Kevin Loftin Riverfront, Linford, Reid, Rocky Branch, Rodden Field and Stowe, plus the Duke Kimbrell Trail at Seven Oaks Preserve. The FY2026-27 capital plan funds the $4.3 million Catawba Street Multi-Use Path Connector and a renovation of the fishing pier at Kevin Loftin Riverfront Park, and the budget also sets aside $36,000 for the Main Street Program and lists streetscape work in the Catawba Street River District.
Which programs fit Belmont's price range
With much of the market above $525,000, start with help that's sized as a share of the loan. The NC Home Advantage Mortgage provides up to 3% of the loan amount toward the down payment, allows income up to $158,000 with a 640 credit score, and isn't limited to first-time buyers; subject to qualification.
When the house comes in under the cap, NC 1st Home Advantage adds $15,000 toward the down payment for first-time buyers, veterans or buyers in targeted census tracts, with 640 credit and paired with the Home Advantage Mortgage, subject to qualification. The Community Partners Loan Pool covers up to 25% of the price or $50,000, whichever is less, for incomes under 80% of AMI, with 6 hours of education plus 2 hours of one-on-one counseling; it has county income and sales-price limits (in Gaston, $340,000 for an existing home and $346,000 for a new one), also subject to qualification. FHA, VA, USDA and ITIN guides round out the options, all subject to qualification.
One countywide wrinkle: the City of Gastonia's homebuyer assistance program lists Gaston County residency (outside High Shoals and Spencer Mountain) as its rule, so current Belmont residents appear to qualify on that point, subject to qualification; the pages don't say whether the home itself must be in a particular jurisdiction. The standard version offers up to $7,500 over 5 years at 0% for first-time buyers at or below 80% of AMI, and the $15,000 pilot closed June 30, 2026. Confirm that funds are available; subject to qualification.
HouseCharlotte, by contrast, works only inside Charlotte city limits and doesn't apply in Belmont (details). Everything above is subject to qualification; terms and funds can change; your lender confirms them. More guides on the programs hub.
