What the market looks like in Gastonia
At 87,067 people (Census estimate, July 1, 2025), Gastonia is the biggest city in the county, and the city itself says it ranks third in the Charlotte-Concord-Gastonia metro. That size shows up in turnover: 127 homes closed in September 2026 alone, and 1,175 so far this year.
Prices jumped over twelve months. September's median reached $320,000, up 12.4% from $284,750 a year earlier, yet the year-to-date median of $297,900 rose only 0.7%. In other words, one strong month isn't the whole story, so look at recent sales on the same street before writing an offer. Homes spent 52 days on the market before selling, and there were 4.1 months of inventory.
For a longer view, the Census (ACS 2020-2024) puts the median value of owner-occupied homes at $277,600, with 54.2% of units owner-occupied and a median gross rent of $1,204 a month. If your rent is in that range today, it's worth pricing out a monthly payment with taxes included.
Prefer something nobody has lived in? Here are three communities selling inside Gastonia, per the builder's site (October 2026). Builder prices move without notice, so use them as a starting point:
- Westfall by Mattamy Homes: a master-planned community with townhomes at The Townes at Westfall from $279,990 and single-family homes from $379,990, 3–5 bedrooms; the page also shows a future pool and poolside cabana.
- Avalon of Gastonia by D.R. Horton (Tradition Series): ranch and two-story single-family homes from $406,990 across eight plans with 3–5 bedrooms, plus a pool with cabana, pickleball and a planned dog park. The same page's intro says “from the mid $400s,” so get the price in writing.
- Robinson Oaks by Eastwood Homes: single-family homes from the mid $600s, now in its final opportunities, with the Carolina Thread Trail greenway running through it.
Both Westfall options and Avalon start below the $525,000 NC 1st Home Advantage sales price limit, subject to qualification; Robinson Oaks starts above it.
The City of Gastonia's homebuyer program
Gastonia operates a HOME-funded Homebuyer Assistance Program. Its standard version provides up to $7,500 as a 0% second mortgage over 5 years, with 20% forgiven each year, subject to qualification. It's aimed at first-time buyers (including displaced homebuyers or anyone who hasn't owned a home in 3 years) at or below 80% of area median income who live in Gaston County, excluding the High Shoals and Spencer Mountain city limits.
The published fine print: everyone on the Deed of Trust takes the homebuyer education class, the buyer puts in at least $750, and HUD's maximum purchase price applies. The guide also describes higher tiers of up to $10,000 for lower incomes, and notes those are rare.
A pilot offered up to $15,000 as a 10-year deferred, forgivable loan from December 3, 2025 through June 30, 2026, or until funds ran out, subject to qualification. That window has closed. The page now says to stay tuned for future announcements while listing homebuyer classes on October 17 and November 14, 2026. Please confirm with the city that funds are available before building a plan around this help; everything remains subject to qualification.
Getting around: I-85, an express bus and on-demand vans
The city sits roughly 22 miles west of Charlotte along Interstate 85 and US Highway 321. From downtown Gastonia, OpenStreetMap estimates about 32 minutes to Uptown with no traffic, and the same to Charlotte Douglas (CLT), 17 miles away. Rush hour adds time.
If you work Uptown and would rather not drive every day, CATS runs the 85X Gastonia Express directly from the Gastonia Park & Ride to Uptown on weekdays. Around town, fixed-route buses gave way on July 1, 2024 to GoGastonia, an on-demand van service running weekdays 5:30 a.m. to 6:30 p.m. and Saturdays 8 a.m. to 6 p.m.; the regular one-way fare is $3.00 as of July 1, 2026.
Landmarks worth knowing: CaroMont Regional Medical Center at 2525 Court Drive (476 beds); the Schiele Museum of Natural History at 1500 East Garrison Blvd., opened in 1961, run by the city since 1964 and home to a planetarium; and the FUSE District, 16 contiguous acres between downtown and Loray Village anchored by a multi-purpose stadium. Countywide, the Charlotte Regional Business Alliance lists CaroMont Health, Atrium Health, Duke Energy and American & Efird among major employers.
Statewide and federal options in Gastonia
Beyond the city's program, Gastonia buyers draw on the same tools available across North Carolina, each subject to qualification:
- NC 1st Home Advantage: $15,000 toward the down payment for first-time buyers (no principal residence owned in 3 years), military veterans, or purchases in targeted census tracts; $525,000 price cap, 640 minimum credit score, paired with the NC Home Advantage Mortgage, subject to qualification. With a $320,000 median, much of the local market fits under that cap.
- NC Home Advantage Mortgage: up to 3% of the loan amount, income up to $158,000, 640 credit; you don't have to be a first-time buyer; subject to qualification.
- Community Partners Loan Pool: up to 25% of the price or $50,000, whichever is less, for incomes under 80% of AMI, through a CPLP member organization with 6 hours of education plus 2 hours of one-on-one counseling; county income and sales-price limits apply (in Gaston, $340,000 for an existing home and $346,000 for a new one); subject to qualification.
- FHA (3.5% minimum down; since May 25, 2025 limited to U.S. citizens and lawful permanent residents, with narrow exceptions), VA for eligible veterans and service members, and ITIN mortgages, whose terms vary by lender; all subject to qualification.
On USDA: downtown and two test points about 2 miles north and south all showed as ineligible on the map, so it comes down to the specific address and income limits, subject to qualification. Terms and funds can change; your lender confirms them. Every guide is on the programs hub.
Property taxes: the city rate is confirmed, the county rate is reported
On June 2, 2026, City Council unanimously adopted a $378.75 million FY2027 budget with no property tax increase, keeping the city rate at $0.47 per $100 of value. The Gaston County share, 59.9 cents, comes from a May 13, 2026 WCCB report on the county budget; we couldn't check it on the county's own site, so confirm it before closing. Together that's 1.069, or about $3,207 a year on a home valued at $300,000. Special district rates weren't verified either, so ask for a tax estimate on the exact address.
