What's for sale in Albemarle right now
Census estimates put Albemarle at 17,769 people on July 1, 2025, about 1,300 more than the April 2020 count of 16,432. The 2024 five-year ACS shows roughly 7,920 housing units, and 56.3% of occupied homes are lived in by their owners (ACS 2020-2024), with the rest rented. With that mix, it pays to ask about each property's history.
Keep two price figures apart. Owners told the Census their homes had a median value of $204,800 (ACS 2020-2024) — a multi-year snapshot of every existing house. Actual September 2026 sales are tracked for the whole county, since Canopy doesn't publish Albemarle on its own, and Stanly's median sale price was $325,000. With that much daylight between the two, recent comparable sales near a specific street will tell you far more than either average.
If you want something brand-new, Albemarle does have options. Per each builder's site (October 2026), three communities are selling single-family homes; pricing gets adjusted often, so treat these as starting points:
- The Grove at Anderson by Ryan Homes: 4 plans with 3 to 5 bedrooms and 1,434 to 2,275 square feet, two-car garages, from $269,990; there's a playground and walking trails.
- Badin Meadows by Dream Finders Homes: ranch and two-story homes in two series — the 41-foot series from $279,990 and the 51-foot series from $319,990 — with two-car garages and a model home open.
- Grandview by True Homes: third-acre homesites, a pool and cabana, with prices starting in the $400s.
All three start below the $525,000 NC 1st Home Advantage sales price limit. The Grove at Anderson and Badin Meadows' 41-foot series also start under the Community Partners Loan Pool's $300,000 new-home limit for Stanly County. Both programs are subject to qualification. If waterfront is the goal, skip ahead to Norwood.
Reading the tax bill
The base is two rates: Stanly County's 0.51 and the city's 0.61, or 1.12 per $100 of assessed value for fiscal 2026-27. On a home valued at $300,000, plan on about $3,360 a year.
Three more items worth checking before you write an offer:
- Parcels inside the downtown Municipal Service District add 0.10, for 1.22 total.
- Albemarle charges a $15 vehicle fee; Badin is the only other town on the county sheet with one.
- The same sheet lists a $99 county solid-waste fee — confirm whether it applies to the address you're considering.
Highways, drive times and daily errands
From downtown Albemarle, OpenStreetMap routing (OSRM) estimates about 63 minutes and 41 miles to Uptown Charlotte, 59 minutes to University Research Park and 68 to Ballantyne — all off-peak; rush hour adds more. If you work inside the county, the picture is different: the Census puts the average commute at 24.1 minutes.
NC 24/27 and US 52 both front the Albemarle Business Center, a 282-acre Class A industrial park the city is building. Countywide, the Charlotte Regional Business Alliance lists Atrium Health, Michelin, Charlotte Pipe and Foundry, Monarch & Co International and PLP Preformed Line Products among the major employers.
Closer to home, Atrium Health Stanly (109 beds) sits at 301 Yadkin St. and Stanly Community College's campus is at 141 College Dr. Albemarle is a North Carolina Main Street Community, and the Albemarle Downtown Development Corporation looks after three downtown parks. City parks include City Lake Park, Rock Creek Park, Chuck Morehead Park, Don Montgomery/Optimist Park and the soccer complex, plus the indoor Niven Center and EE Waddell Community Center. The district is Stanly County Schools; Albemarle High, Stanly Early College and Stanly STEM Early College are all in town, but the assigned school depends on the exact address.
Paying for a home in Albemarle
With the county median at $325,000, many purchases here fit under the $525,000 cap of NC 1st Home Advantage: $15,000 toward the down payment for first-time buyers (no home owned as a principal residence in three years), military veterans or buyers in targeted census tracts, with a 640 minimum credit score — subject to qualification. It pairs with the NC Home Advantage Mortgage, which on its own offers up to 3% of the loan amount for incomes up to $158,000, even if you've owned before, also subject to qualification.
On October 8, 2026, the USDA map placed downtown Albemarle and two test points about 2 miles north and south outside the ineligible area. That makes a no-down-payment USDA loan worth a look for households earning up to 115% of area median income, subject to qualification. The map doesn't follow city limits, so verify the exact address.
Other paths: FHA at 3.5% minimum down, which since May 25, 2025 requires U.S. citizenship or lawful permanent residency with narrow exceptions; VA, with no down payment and no PMI for eligible veterans and service members; the Community Partners Loan Pool, up to 25% of the price or $50,000 (whichever is less) for incomes under 80% of AMI, through a CPLP member organization with 6 hours of education plus 2 hours of one-on-one counseling, and with county income and sales-price limits (in Stanly, $283,000 for an existing home and $300,000 for a new one); and an ITIN mortgage, usually a portfolio or non-QM product whose terms vary by lender. Everything is subject to qualification, and terms and funding can change — your lender confirms them. See the full list in our programs hub.
Norwood, the doorway to Lake Tillery
See homes for sale in Norwood now →
Norwood calls itself "The Gateway to Lake Tillery," and the geography backs it up: the town is bounded by the lake and by the fork where the Pee Dee and Rocky Rivers meet. Its story starts before the name. The earliest permanent settlement, Allen Town, was incorporated in 1799; the General Assembly chartered Norwood on February 11, 1881, naming it after the Norwood brothers' store, which also housed the post office.
Taxes run lighter than in Albemarle: 0.51 county plus 0.38 town comes to 0.89 per $100 for FY2026-27 — roughly $2,670 a year on a $300,000 home — and no fire district shows on Norwood's line of the county sheet. The trade-off is distance: about 75 minutes (51 miles) to Uptown, 72 to University Research Park and 80 to Ballantyne, off-peak.
New construction in Norwood comes down to one builder, Keystone Custom Homes, and two sections of Edgewater on Lake Tillery, a gated community with a clubhouse, pool, boat launch and dock. Per the builder's site (October 2026), Edgewater on Lake Tillery Inland has 12 homesites and 12 floor plans with 3 to 7 bedrooms, from $451,898, while Edgewater on Lake Tillery Waterfront offers just 7 waterfront homesites, some with potential for a private dock, from $816,880. Posted prices can change. For NC 1st Home Advantage, the inland section starts under the $525,000 cap and the waterfront section clears it by a wide margin — subject to qualification. The Census counts 1,132 housing units against 883 occupied households (ACS 2024), with a reported median value of $185,200.
For time outdoors, Darrell Almond Community Park (748 N. Main St.) has a half-mile paved track, a pond, a gazebo, horseshoes, shuffleboard and three shelters; Norwood Memorial Park on W. Turner St. has two softball fields; and a canoe and kayak launch on the Rocky River sits at US 52 South and Riverview Road. Downtown adds a farmers market and, on October 31, the Fall Fest Hootenanny; the town also has a library and a museum.
South Stanly High School is in Norwood (40488 S. Stanly School Rd), part of Stanly County Schools; assignment depends on the address. The USDA map showed the town center and both test points outside the ineligible area — still, verify the exact address. Pricing follows the same Stanly County market.

Frequently asked questions
What does a house in Albemarle cost in 2026?
Canopy doesn't report Albemarle separately, so the benchmark is Stanly County. The September 2026 median sale price was $325,000, up 2.5% from $317,000 a year earlier, and the year-to-date median stands at $329,900. The county had 5.1 months of inventory and a median of 67 days on market, which usually leaves buyers a bit more room to compare and negotiate.
Can I use a USDA loan to buy in Albemarle?
When we checked on October 8, 2026, downtown Albemarle and two test points about 2 miles north and south fell outside the USDA map's ineligible area. That doesn't make the whole city eligible: the boundaries don't track city limits and they change over time. Verify the exact address, and remember USDA also caps household income, so approval is subject to qualification.
Which school district serves Albemarle?
The entire city is in Stanly County Schools, whose central office is at 723 Aquadale Rd. in Albemarle. Albemarle High School, Stanly Early College and Stanly STEM Early College are all located in the city. The school assigned to a given house depends on its exact address, so confirm it with the district before you sign a contract.
Why are Albemarle's property taxes higher than other Stanly towns?
Albemarle's municipal rate of 0.61 per $100 for 2026-27 is the highest on the county's rate sheet. Add Stanly's 0.51 and you reach 1.12, or 1.22 inside the downtown service district. Separately, the city is home to the county hospital, the community college's main campus and a network of municipal parks.
How does buying in Norwood compare with Albemarle?
Norwood's taxes are lower — 0.89 per $100 versus 1.12 — and it sits on Lake Tillery, but the drive to Charlotte is longer: about 75 minutes off-peak to Uptown compared with 63 from Albemarle. Norwood also has a new-construction option, Edgewater on Lake Tillery, with inland homes from $451,898 per the builder (October 2026). Both towns share Stanly County Schools and the same county market.
