Two school systems, one town name

A home with a Mooresville address can belong to either of two systems: the Mooresville Graded School District (MGSD) or Iredell-Statesville Schools (ISS). The MGSD boundary is fixed. A 1994 North Carolina Attorney General advisory opinion says the district lacks authority to grow every time the town annexes land. As a result, town limits and district lines don't match, and being inside town doesn't tell you which system a house is in.

Here's why you check house by house: Lake Norman High School, part of Iredell-Statesville Schools, has a Mooresville mailing address at 186 Doolie Road (28117). MGSD, headquartered at 305 North Main Street, runs nine schools, including Mooresville High, Mooresville Middle, Selma Burke Middle and NF Woods School.

The reliable answer comes from the exact address. MGSD offers a Find My School lookup, and its zoning page says students attend the school zoned for their address of domicile. Iredell-Statesville posts its attendance zones. We don't try to draw the line between them on this page.

Doing the tax math, inside and outside MGSD

For FY2026-27, per Iredell Free News, Iredell County kept its rate at 0.50 per $100 of value, and the town's recommended budget keeps the municipal rate at 0.4836, for 0.9836 combined. If the property sits inside the MGSD boundary, the district tax, which the school board held at 0.155 in May 2026, comes on top, bringing the total to 1.1386.

In dollars: on a home valued at $300,000, about $2,951 a year outside MGSD and about $3,416 inside, a $465 gap. At the September median, near $525,000, it's roughly $4,869 outside versus $5,636 inside, or about $64 more a month.

Where the numbers come from: Iredell Free News reported all three rates, and the town figure is from the recommended budget, since we couldn't read the town's adoption page. The same coverage says MGSD expects $11.6 million from its tax this fiscal year. Confirm the rates with the county and town, and ask for the tax bill on any home you're serious about.

September prices, $500 from the cap

The September 2026 median sale price was $495,500, just 0.9% under the $500,000 of a year earlier. Year to date, the median sits at exactly $500,000, flat with 2025. There were 136 closings in the month and 1,187 so far this year; supply is 3.9 months and days on market slipped from 64 to 62.

That median is $500 above the NC 1st Home Advantage price cap. Put simply, close to half of last month's sales fell within the program's price range. The Census adds another reference point: a $390,900 median value for owner-occupied homes (ACS 2020-2024), a 58.3% owner-occupancy rate and median gross rent of $1,626.

The town has also grown in size, from 20.93 square miles of land in 2010 to 24.86 in 2020, with about 55,842 people as of the July 2025 estimate. Because MGSD doesn't expand when the town annexes land, that growth helps explain why the two boundaries don't line up.

New communities that start under the cap

Three communities now selling in Mooresville have entry prices below $525,000, per the builder's site for each (October 2026). Those numbers shift with incentives and construction progress, so ask for current figures.

Held up against the $525,000 NC 1st Home Advantage sales price limit, Crossrail Station clears it comfortably, Windgate has plans and a few finished homes that fit, and Brantley's base price fits while its listed homes start right at the cap or above; the program is subject to qualification. As with any Mooresville address, ask whether it falls inside MGSD, since that changes the tax bill.

Highways, a hospital and a college campus

Off-peak, OSRM estimates about 39 minutes (27 miles) from the town center to Uptown Charlotte and about 36 minutes (24 miles) to University Research Park. I-77 runs along the west side of town with Exits 31 through 36; NC 150 crosses the north side, and NC 115 and NC 152 run through downtown. The Census average commute is 24.7 minutes.

Duke Health Lake Norman Hospital is at 171 Fairview Rd. Mitchell Community College has a Mooresville location at 219 N. Academy Street, with its main campus in Statesville. Lake Norman lies 3 to 8 miles west of the town center.

Race City USA, and a few other landmarks

Mooresville bills itself as "Race City USA," a nod to its long ties to motorsports. NC 3 carries that number in recognition of Dale Earnhardt, whose car was the No. 3. And Selma Burke Middle School is named for artist Selma Burke, credited with the Franklin D. Roosevelt bust associated with the image on the dime.

Frequently asked questions

How do I know if a Mooresville home is in the Mooresville Graded School District?

Use the exact address. The MGSD boundary is fixed and doesn't grow when the town annexes land, so a Mooresville mailing address won't settle it. Try MGSD's Find My School lookup, and if the address doesn't come up there, check Iredell-Statesville Schools' attendance zones.

How much more tax do you pay inside MGSD?

The district tax is 0.155 per $100 of value for 2026-27, per Iredell Free News. That lifts the combined rate from 0.9836 to 1.1386. On a $300,000 home the difference is about $465 a year; on a $525,000 home, about $814. Confirm the rates with the county and town before closing.

What does a home in Mooresville cost in 2026?

The September 2026 median sale price was $495,500, nearly identical to September 2025's $500,000, according to Canopy Realtor® Association and ShowingTime. The year-to-date median is $500,000, unchanged. There were 136 closings, down 6.8% from a year earlier. Because the median sits about $30,000 under the $525,000 NC 1st Home Advantage sales price limit, a good share of sales fall within that range.

Are there parts of Mooresville where a USDA loan could work?

The map doesn't follow town lines. In our October 8, 2026 check, central Mooresville and a point about 2 miles south were in the ineligible area, while a point about 2 miles north fell outside the ineligible area. Verify the exact address on the USDA site before counting on that loan, which also carries income limits.

How long is the drive from Mooresville to Charlotte?

Off-peak, OSRM estimates about 39 minutes (27 miles) from central Mooresville to Uptown Charlotte and about 36 minutes (24 miles) to University Research Park. I-77 has Exits 31 through 36 on the west side of town. Rush hour adds time; the Census average commute is 24.7 minutes.
