Homes for sale in Mint Hill, NC

Mint Hill: one town, two counties, and what that means for buyers

Mint Hill makes sense for a buyer working with a budget above $500,000 who wants a strongly owner-occupied market and can live with roughly 22 minutes to Uptown off-peak. Check which side of the county line a house is on before you fall for it: most of town carries Mecklenburg's combined rate of 0.7177 per $100, a smaller slice carries Union's 0.6592, and the school district can differ too.

One town, two counties

Mint Hill's FY27 budget spells it out: property assessments inside town come from both Mecklenburg and Union counties. For most addresses, Mecklenburg's 0.4927 plus the town's 0.225 makes 0.7177 per $100 of value, or about $2,153 a year on a $300,000 valuation.

Union County's FY2026-27 rate is 0.4342, so a Union-side parcel lands at 0.6592 combined. On that same $300,000, that is about $1,978, roughly $176 less per year. Not dramatic, but it belongs in your monthly payment estimate.

Schools follow the line as well. Charlotte-Mecklenburg Schools covers the Mecklenburg side, which is nearly all of town. We have not confirmed the district for the Union slice. It may be Union County Public Schools, so look up the address in UCPS's What School Do I Attend? tool before you write an offer.

One more line from that budget: trash collection, a town service, is costed at $19.73 per household per month. It is not a separate tax rate, just a useful look at where the money goes.

Reading the Mint Hill price numbers

Canopy Realtor® Association's September 2026 report shows a $537,500 median, up 2.3% from $525,301 a year earlier. Be careful with a single month, though. Only 18 homes closed, half of last September's count, and a sample that small swings easily. The year-to-date median of $551,464 across 318 sales is the steadier read.

Two signals point different ways. Supply tightened from 3.3 to 2.7 months, so there is less to choose from. Yet days on market stretched to 68 from 64. In practice, well-prepared, well-priced listings still move, while the rest sit, and that is where a buyer has room to negotiate.

Census data (ACS 2020-2024) puts the owner-occupied share at 83.2%, the median owner-occupied value at $428,900 and median gross rent at $1,528. The July 2025 estimate counts about 29,476 people across 24.41 square miles.

On the new-construction side, three Mint Hill communities show up per each builder's site (October 2026), and their prices can change without notice. The lowest entry point is Whitley Preserve – Park Collection by David Weekley Homes on Malone Lane: two-story detached homes with 3–5 bedrooms and 1,755–2,423 sq ft, the Teasdale plan from $449,990, and HOA dues of $285 billed quarterly. Oak Creek by Empire Homes has one- and two-story homes on roughly half-acre homesites, a community pool and an $850 annual HOA. Read that page closely: the heading says “from the $800s,” yet the lowest plan, The Wyndham, is listed from $709,500.

Eastwood Homes' Alexander Landing on Lawyers Road is still marked coming soon, with proposed pricing from the $600s. If you plan to use NC 1st Home Advantage, only Whitley Preserve starts under the $525,000 price cap, and options could push a contract past it; Oak Creek and Alexander Landing sit above it from the start. Program use is always subject to qualification.

Routes, parks and medical care

NC 51 runs through the center of Mint Hill, and NC 218 begins right there, heading southeast toward Fairview. I-485 skirts the east side with five exits. Off-peak, the town center is about 22 minutes (12.8 miles) from Uptown Charlotte but about 25 minutes (19.3 miles) from Ballantyne, so Uptown is actually the closer drive. The Census average commute is 28.6 minutes.

The town runs several parks: Mint Hill Veterans Memorial Park at 8850 Fairview Road, Mint Hill Park on Wilgrove at 7750 Jim Harper Lane, Mint Hill Founders Park at 9801 Brief Road, and the splash pad at 11524 Bain School Road. Between them you will find athletic fields, tennis and beach volleyball courts, a dog park, playgrounds, walking trails and disc golf.

Novant Health Mint Hill Medical Center, a 36-bed hospital, sits at 8201 Healthcare Loop (mailing address Charlotte 28215). History buffs may like this one: Mint Hill gave up its charter in 1910 and re-incorporated in 1971. Today the town has a downtown master plan and an overlay code shaping what gets built in its center.

Financing at Mint Hill prices

Veterans and active-duty service members should start with the VA loan: no down payment and no PMI for eligible borrowers, subject to qualification.

For everyone else, the $525,000 cap on NC 1st Home Advantage is the hinge ($15,000 toward the down payment; first-time buyers, veterans or targeted census tracts; 640 credit), subject to qualification. That cap rules out a good share of Mint Hill sales, which is why many buyers turn to NC Home Advantage Mortgage: up to 3% of the loan toward the down payment, open to repeat buyers, income up to $158,000, subject to qualification.

Below 80% of area median income, the Community Partners Loan Pool can cover up to 25% of the price or $50,000, whichever is less, after 6 hours of education plus 2 hours of one-on-one counseling, subject to qualification; beyond the income limit, its Mecklenburg price ceiling is $371,000, well below the Mint Hill median. On the USDA map, the center and both test points read ineligible on October 8, 2026, so verify the exact address. HouseCharlotte does not apply in Mint Hill, even where the mail says Charlotte (here is why).

There is also FHA (3.5% down; since May 25, 2025 it requires U.S. citizenship or permanent residency, with narrow exceptions) and the ITIN mortgage, with terms set by each lender; both subject to qualification. Terms and funding can change, and your lender confirms them. All programs.
