What's on the market in Huntersville
Huntersville covers a lot of ground: 41.34 square miles of land in the 2020 Census, with an estimated 68,535 people as of July 2025. Its northwestern edge follows the Lake Norman shoreline, so a search here can range from homes near the water to streets close to I-77 or the town center.
Canopy Realtor® Association figures for September 2026 put the median sale price at $539,950, down 15.6% from $639,905 in September 2025. Over the full year through September the drop is smaller, 4.6%, with a $560,320 median across 984 closings. The month itself saw 116 sales, almost exactly last year's count, while days on market rose from 51 to 55. Supply sits at 2.9 months.
A single month's median swings with whichever homes happened to close, which is why the year-to-date figure matters. For a longer view, the Census (ACS 2020-2024) puts the median value of owner-occupied homes at $472,900, with 71.7% of housing units owner-occupied. If you'd rather rent for a while first, median gross rent over the same period was $1,834 a month.
New construction here falls into three price tiers, per each builder's site (October 2026), and those numbers move often, so treat them as a starting point. The entry tier is Eastwood Homes' Bryton Crossing Townhomes on Old Statesville Road: townhomes from the mid $400s, with listed homes between $415,900 and $494,900, 3 bedrooms and roughly 1,939 to 2,133 square feet. Over on New River Drive, the same builder is selling single-family homes at Enclave at Riverdale from the mid $500s (plans run $525,900 to $561,900), in ranch, two-story and three-story layouts. A step up, Toll Brothers' Overbrook Estates, with its sales center on Vernon Ridge Road, plans 357 single-family homes and starts at $632,995 in the Dogwood collection, where the site says new home sites are coming soon; its quick move-in homes are listed from $774,000 to $999,000.
Measured against the $525,000 NC 1st Home Advantage price cap, only Bryton Crossing's listed homes come in under the line, the priciest by just $100; Enclave at Riverdale and Overbrook Estates both start above it. Using the program is subject to qualification.
Property tax plus a trash fee
Two rates apply. Mecklenburg County held at 0.4927 per $100 of value for FY2026-27, and the town rate was reported unchanged at 0.2275 when the budget was adopted on June 2, 2026, for a combined 0.7202. On a home valued at $540,000, close to the September median, that comes to about $3,889 a year, or roughly $324 a month folded into your payment.
The same budget raised the annual residential solid-waste fee to $270. It isn't a tax, but it is a fixed cost of owning, so put it in your monthly math. The town rate comes from a summary of the council meeting, since the town's budget page hadn't posted the new year yet, so confirm it on the official site before you sign.
Commutes, a hospital and a community college campus
From the town center, OpenStreetMap/OSRM estimates about 21 minutes and 14 miles to Uptown Charlotte, and about 17 minutes and 10 miles to University Research Park next to UNC Charlotte. Those are free-flow numbers; rush hour adds plenty. Census data show an average commute of 27.1 minutes (ACS 2020-2024).
I-77 runs straight through the middle of town. NC 115, known locally as Old Statesville Road, passes through the center, US 21 parallels the interstate, and NC 73 crosses the north side. The Sam Furr Road exit leads to the Birkdale Village area.
Novant Health Huntersville Medical Center, a 139-bed hospital, sits at 10030 Gilead Road. Central Piedmont Community College also has its Merancas Campus here, handy if you're studying or planning to take classes while you work.
Rural Hill, a fall festival and an older name
The town was once called Craighead; today's name honors Robert Boston Hunter. Rural Hill, at 4431 Neck Road, is a 265-acre working farm and historic site with a corn maze and the Sheepdog Trials, scheduled for November 14-15, 2026. On Saturdays and Sundays in October and November, the Carolina Renaissance Festival runs as well.
Down payment help that can work in Huntersville
With the median near $540,000, much of what sells here is above the $525,000 price cap NCHFA sets for NC 1st Home Advantage. If you're shopping under that line, the program offers $15,000 toward the down payment for first-time buyers (no home owned as a principal residence in the past 3 years), military veterans, or buyers in targeted census tracts, with a 640 minimum credit score, subject to qualification. It pairs with the NC Home Advantage Mortgage, which on its own provides up to 3% of the loan amount, allows income up to $158,000 and isn't limited to first-time buyers; that too is subject to qualification.
On the USDA loan map, central Huntersville and two test points about 2 miles north and south all landed inside the ineligible area when we checked on October 8, 2026. That doesn't settle every house, so verify the exact address, since the map gets redrawn; the loan itself is also subject to qualification. Other options we review with buyers: FHA, with 3.5% minimum down and, since May 25, 2025, a requirement that borrowers be U.S. citizens or lawful permanent residents (narrow exceptions apply); VA, with no down payment and no PMI for eligible veterans and service members; and the ITIN mortgage, where terms vary by lender. All are subject to qualification.
One thing people often ask: Huntersville is its own town, separate from Charlotte, so HouseCharlotte doesn't apply here. Terms and funding can change, and your lender confirms them. The full list is in the programs guide.

Frequently asked questions
What does a house in Huntersville cost in 2026?
The September 2026 median sale price in Huntersville was $539,950, according to Canopy Realtor® Association and ShowingTime. That's 15.6% below September 2025, when it reached $639,905. Year to date, the median is $560,320 across 984 closed sales. Remember that a median is the midpoint: half the homes sold for less, so there are options below that number too.
Can I use a USDA loan in Huntersville?
It comes down to the address. When we checked on October 8, 2026, the town center and two test points about 2 miles north and south all fell inside the ineligible area on the USDA map. Those boundaries don't follow town lines and they change over time, so verify the exact address on the USDA site. Household income limits apply as well.
How much are property taxes and fees in Huntersville?
At the combined 0.7202 per $100 (county 0.4927 plus town 0.2275, FY2026-27), a home valued at $400,000 would owe about $2,881 a year in property tax. On top of that is the annual residential solid-waste fee, which rose to $270 in the FY2026-27 budget. The town rate was reported unchanged in June 2026; confirm it on the official site.
Which school district serves Huntersville?
All of Huntersville is in Charlotte-Mecklenburg Schools (CMS). The specific school is set by the home's address, not the town name. CMS links a Find My School lookup to the county map: type in the address and the assignment comes up. Check it before you write an offer, because attendance zones can shift from one year to the next.
How long is the drive from Huntersville to UNC Charlotte or Uptown?
Off-peak, plan on roughly 17 minutes (10 miles) to University Research Park by UNC Charlotte and about 21 minutes (14 miles) to Uptown, per OpenStreetMap/OSRM from the town center.
