The commute is the headline in Harrisburg

Of the Cabarrus towns we reviewed, Harrisburg sits closest to Charlotte. Off-peak OpenStreetMap/OSRM estimates from the town center put University Research Park, next to UNC Charlotte, about 15 minutes away (8 miles) and Uptown about 25 minutes (14 miles). Rush hour stretches every route; the Census Bureau puts the average commute for people living here at 29.6 minutes (2020-2024).

N.C. 49 is the road that shapes the town. It was built through Harrisburg in 1923, the business district moved to meet it, and the town now has its own Highway 49 Corridor Plan. There's no hospital in town; the closest one we verified is Atrium Health Cabarrus, over in Concord.

What kind of homes you'll find in Harrisburg

Harrisburg is, above all, a town of owners: 91.5% of occupied homes are lived in by the people who own them (ACS 2020-2024), and those owners report a median value of $478,000. The 2024 survey counts about 6,571 housing units (±395) across 11.28 square miles, and the population grew from 18,967 at the 2020 Census to an estimated 20,742 in July 2025.

Two Census numbers help with the rent-or-buy question. Median gross rent is $2,640 a month, while the median monthly cost for owners with a mortgage is $2,216. Those are 2020-2024 figures that include loans taken out years ago, so they aren't what a new mortgage would cost today — but they do show that renting in Harrisburg isn't a bargain either.

Two builder communities are selling inside town, at quite different price points, per the builders' sites (October 2026). Harrisburg Village Townhomes by Eastwood Homes advertises townhomes from the mid $300s — 3 bedrooms, 2.5 baths, two stories and a one-car garage in 1,732 to 1,957 square feet — with 9 homes under construction listed at $360,990 to $431,990, plus a pool with cabana, dog park and paved walking trail. The Retreat at Carolina Ridge by Pulte Homes is single-family from $494,990; the homes it lists today run $543,970 to $771,651 with 3 to 5 bedrooms, most with anticipated completion in January 2027. Those numbers can change without notice.

On the $525,000 NC 1st Home Advantage sales price limit, the math is simple: every townhome listed at Harrisburg Village comes in under it, while at The Retreat only the $494,990 base price touches the limit and the listed homes go past it. Either way, subject to qualification.

Prices: why you need to read two numbers

Canopy Realtor® Association doesn't publish a Harrisburg-only report, so the market benchmark is Cabarrus County as a whole. In September 2026 the county median sale price was $374,950 (+1.3% from September 2025), with 242 closings, 3.2 months of supply and 51 days on market; the year-to-date median is $380,000. That's a long way from the $478,000 Harrisburg owners report. The two aren't the same measure — one is actual sales, the other owners' estimates — but the gap suggests budgeting above the county median if you want a detached home inside town.

On taxes, parcels inside Harrisburg pay 0.576 to the county plus 0.41 to the town: 0.986 per $100 of assessed value (FY2026-27). On a $478,000 assessment, that works out to about $4,713 a year. The county table also lists a "Harrisburg Rural" fire district at 0.15 for unincorporated areas, so if a home sits outside town limits, confirm which rates apply to that parcel.

From Query's Quarter to Harrisburg Park

The settlement was first called Query's Quarter, then Harris Depot — named for the landowner who sold the railroad its right-of-way in the 1850s. It became Harrisburg when the post office opened in 1874, yet it wasn't a municipality until March 28, 1973, when the General Assembly ratified its charter.

The town's biggest public space is Harrisburg Park: 64 acres with an amphitheater, bike trail, multi-purpose fields, a pond, a splash pad and a walking track, plus the county library's Harrisburg Branch inside the park at 201 Sims Parkway. The town also maintains Harris Depot Park, Holcomb Woods Athletic Complex, Pharr Mill Park, Stallings Park and Veterans Park, throws a three-day July 4th festival, and runs a farmers market.

Programs that often apply here

We didn't find a Town of Harrisburg down payment program, so the state programs are your starting point. With new townhomes advertised from the mid $300s, NC 1st Home Advantage becomes relevant: $15,000 toward the down payment, a $525,000 price cap and a 640 minimum credit score, for buyers who haven't owned a principal residence in 3 years, military veterans, or buyers in targeted census tracts — subject to qualification. It pairs with the NC Home Advantage Mortgage, which also works on its own for repeat buyers: up to 3% of the loan amount for incomes up to $158,000, also subject to qualification.

If your household earns under 80% of area median income, ask about the Community Partners Loan Pool (up to 25% of the price or $50,000, whichever is less, with 6 hours of education plus 2 hours of one-on-one counseling through a member organization, and with county income and sales-price limits: in Cabarrus, $340,000 for an existing home and $346,000 for a new one); it, too, is subject to qualification. As for loan type, USDA doesn't look like the path near the center: on October 8, 2026, central Harrisburg and two test points about 2 miles north and south fell inside the ineligible area on the map — still, verify the exact address. That leaves FHA at 3.5% minimum down, VA with no down payment for eligible veterans and service members, and an ITIN mortgage, with terms that vary. Everything is subject to qualification; terms and funding can change, and your lender confirms them. See the programs hub for more.

Frequently asked questions

Are there sales statistics just for Harrisburg?

Not separately. Canopy Realtor® Association rolls Harrisburg into Cabarrus County, where the median sale price was $374,950 in September 2026 across 242 closings. For contrast, the Census Bureau reports a $478,000 median value self-reported by Harrisburg owners (2020-2024). For a precise number on a specific street or home type, ask for an analysis of recent comparable sales.

Could a new Harrisburg townhome qualify for NC 1st Home Advantage?

On price, it could: per Eastwood Homes' site (October 2026), Harrisburg Village Townhomes advertises townhomes from the mid $300s, under the program's $525,000 cap. The rest depends on you — being a first-time buyer (or a veteran, or buying in a targeted tract), a 640 or higher credit score, and meeting loan requirements. It's subject to qualification, and the builder confirms final pricing.

Which public schools serve Harrisburg?

Harrisburg is in Cabarrus County Schools. The town's facility list names Harrisburg Elementary, Patriots Elementary, Rocky River Elementary, C C Griffin Middle and Hickory Ridge Middle as gym and field sites, but that list doesn't set attendance zones. The assigned school depends on the exact address, so look it up with the district's school-finder before you sign.

Can I buy in Harrisburg with a USDA loan?

On October 8, 2026, central Harrisburg and two test points about 2 miles north and south showed up inside the ineligible area on the USDA map. The map's boundaries don't follow town limits and they change, so check the exact address on the official map. If USDA doesn't fit, FHA, VA and the state down payment programs are the routes to compare, all subject to qualification.

What property tax applies inside and outside town limits?

Inside Harrisburg, the FY2026-27 combined rate is 0.986 per $100 of assessed value (0.576 county plus 0.41 town). Outside town limits a parcel doesn't pay the town rate, but the county table lists a "Harrisburg Rural" fire district at 0.15 for unincorporated areas. Check the county tax record for the exact address to see which rates apply.
