What changed: Cornelius raised its tax rate
On June 2, 2026, the Cornelius Town Board voted 3-2 to approve the FY2027 budget, including a 2-cent property tax increase effective July 1. The rate had been 17.31 cents per $100 of value, which puts the new one at 0.1931. That figure is our own math from Cornelius Today's report; none of the sources we checked print it directly, so ask the town for the official number.
Add Mecklenburg County's 0.4927 and the total comes to about 0.6858. In dollars, a home valued at $550,000, the September median, would owe roughly $3,772 a year, of which about $110 is the new 2 cents.
A heads-up on the town's quick-facts page: it still lists an earlier year's combination (0.1731 town plus 0.4731 county, or 0.6462). Treat it as history, not as the basis for a FY2026-27 payment.
September: fewer closings, longer time on market
Cornelius logged 41 closed sales in September 2026, down 32.8% from 61 a year earlier. The monthly median landed at $550,000, 4.3% under last September's $575,000, yet the year-to-date median climbed 9.2% to $595,000 over 429 sales. Days on market stretched from 49 to 73, and supply is at 3.9 months.
What that means for you: homes are taking longer to sell this fall than last, which usually gives buyers a bit more room to inspect and compare. It doesn't promise a discount, and every house negotiates on its own terms.
Census figures (ACS 2020-2024) show a $559,400 median value for owner-occupied homes, a 69.5% owner-occupancy rate and median gross rent of $1,722. The town spans 12.64 square miles of land, with about 35,094 people as of the July 2025 estimate.
New construction in Cornelius: two very different price points
Few new communities are actively selling in Cornelius, and the two we confirmed on the builders' own sites (October 2026) sit at opposite ends of the price range. Published prices get adjusted often, so check them before you tour.
- Shea Homes' 35eighty Townes: two-story townhomes in buildings of 3 to 6 residences, with 3 bedrooms, 2.5 baths, 1,794 to 1,868 square feet and a two-car garage, priced from $475,000. Quick move-in homes are listed at $512,420 to $549,580. HOA dues run $285 a month plus a one-time $3,000 capital contribution, which the page notes are subject to change. The McDowell Creek Greenway runs alongside.
- Keystone Custom Homes' Preserve at Mayes Meadow: to-be-built single-family homes on 154 homesites, from $788,352, with 3 to 7 bedrooms and 1,982 to 4,016 square feet. The sales office is at 12411 Mayes Road; the builder gives the city as Cornelius but the ZIP as 28078, so confirm with the county which town a lot sits in before you estimate taxes.
If you plan to use NC 1st Home Advantage, 35eighty Townes' base price is under the $525,000 cap, but its quick move-in homes are already over, as is everything at Preserve at Mayes Meadow; the program is subject to qualification.
Exit 28, Main Street and a lakeside hospital
Your main on-ramp to I-77 is Exit 28 at Catawba Avenue. From there US 21 parallels the interstate southward, while NC 115 serves as Main Street through town. Off-peak, OSRM puts the drive from the town center at about 29 minutes (20 miles) to Uptown Charlotte and 25 minutes (17 miles) to University Research Park. The Census average commute is 25.4 minutes.
Atrium Health Lake Norman, a 36-bed hospital, is at 1130 Tree of Life Lane, inside Cornelius.
Town facts that matter when you buy
Cornelius incorporated in 1905 and runs on a council-manager form of government. Its official quick-facts page cites an AAA bond rating and an ISO 4 fire protection class.
As for the name, historical accounts tie it to a dispute over cotton weighing and to Joe B. Cornelius. The town also goes by the nickname "Corn Town."
Programs, and the north edge of the USDA map
When we checked the USDA eligibility map on October 8, 2026, central Cornelius and a point about 2 miles south were inside the ineligible area, while the test point about 2 miles north already fell outside the ineligible area. That makes it worth checking house by house, especially to the north: verify the exact address on the official map. A USDA loan allows no down payment in eligible areas for household incomes up to 115% of the area median, subject to qualification.
Because the town median sits above the $525,000 cap on NC 1st Home Advantage, that program fits the lower end of the local market. In that range there's up to $15,000 toward the down payment plus closing-cost assistance programs, subject to qualification. The NC Home Advantage Mortgage doesn't require first-time buyer status and provides up to 3% of the loan amount, with income up to $158,000 and a 640 credit score; it is also subject to qualification.
If household income is under 80% of the area median, the Community Partners Loan Pool offers up to 25% of the price or $50,000, whichever is less, through a member organization and after 6 hours of homebuyer education plus 2 hours of one-on-one counseling, subject to qualification. Besides the income limit, it has a county price ceiling: $371,000 in Mecklenburg, below the town median. FHA, VA and the ITIN mortgage round out the list, each with its own rules and subject to qualification. Terms and funding can change, and your lender confirms them. More in the programs guide.

On June 2, 2026, the Town Board approved the FY2027 budget on a 3-2 vote, adding 2 cents per $100 of value starting July 1. The prior rate was 0.1731, so the new one works out to 0.1931, a figure calculated from Cornelius Today's report. With the county, the total is about 0.6858; confirm it with the town.
What was the median sale price in Cornelius in September 2026?
It was $550,000, down 4.3% from September 2025, per Canopy Realtor® Association and ShowingTime. The month had 41 closings, well below last year's 61. The year-to-date median, on the other hand, rose to $595,000. With so few sales in a month, one month's figure can jump around, so look at both numbers.
Does the USDA map show any eligible areas around Cornelius?
In our October 8, 2026 check, the town center and a point about 2 miles south fell in the ineligible area, but the test point about 2 miles north fell outside the ineligible area. That doesn't define the whole town: the map ignores municipal lines and gets updated. Verify the exact address on the USDA site, and keep the income limit in mind too.
Which public schools serve a home in Cornelius?
All of Cornelius is part of Charlotte-Mecklenburg Schools. Within the district, the assignment depends on the home's exact address. The CMS site links to the Find My School lookup, which runs on the Mecklenburg County map. Run each address you're considering, since two nearby houses can be assigned to different schools.
How long is the commute from Cornelius to Charlotte?
