Who it’s for
Think of this mortgage as the foundation of NCHFA's home-buying lineup. It fits if your income is $158,000 a year or less, your credit score is 640 or higher (660 for a manufactured home), and you will live in the home as your principal residence within 60 days. You don't have to be a first-time buyer; NCHFA offers it to first-timers and to people trading up.
The property must be in North Carolina and you must be a U.S. legal resident. NCHFA sets no sales price limit of its own; the normal limits of your loan type apply. Total debt can't exceed 45.0% of income, with or without assistance.

How it combines with other programs
This is the first mortgage that NCHFA's other programs plug into. The $15,000 NC 1st Home Advantage Down Payment and the Community Partners Loan Pool both sit on top of it, subject to qualification. Underneath, the loan itself can be FHA, VA, USDA or conventional, and each keeps its own rules.
If you qualify for NC 1st Home Advantage, ask whether the flat $15,000 or this mortgage's percentage works better for you; don't assume they stack. A participating lender confirms which combination is allowed. Terms and funding can change; your lender confirms them.
Steps to apply
- Find a participating lender through NCHFA's lender search, which can filter for Spanish-speaking loan officers.
- Ask for a prequalification that compares FHA, VA, USDA and conventional inside the program.
- If every borrower is a first-time buyer, complete a pre-purchase course approved by FHA, HUD or Freddie Mac. The certificate is good for one year.
- Write your offer with the assistance already built into your closing numbers.
- Move in as your principal residence within 60 days of closing.
3% or 5%? The right number
When we checked NCHFA's page on October 8, 2026, its short search-engine description still said "up to 5%." The page body and the July 2026 program guide both say up to 3%, so that is the figure we use. For FHA and VA loans the 3% is figured on the total loan amount; for conventional loans, on the loan amount. It is never based on the sales price or the appraisal.
Homebuyer education
The July 2026 guide requires pre-purchase education when every borrower is a first-time buyer. If one borrower has owned a home in the past three years, no certificate is needed. NCHFA accepts online or in-person courses approved by FHA, HUD or Freddie Mac.
Frequently asked questions
Do I have to repay the 3% assistance?
Only in certain cases. The assistance is a deferred, interest-free second mortgage forgiven 20% a year at the end of years 11 through 15. Per the July 2026 guide, it comes due only if you sell, refinance or transfer the home before year 15. Ask your lender to put the details in writing.
Can I use it if I already own a home?
Yes. NCHFA offers this mortgage to first-time and move-up buyers. What it does require is that the new home becomes your principal residence within 60 days, sits in North Carolina, and that you meet the credit score and the $158,000 income cap, subject to qualification.
Is there a maximum purchase price?
NCHFA doesn't set one for the NC Home Advantage Mortgage™; the guide says industry guidelines apply, meaning the limits of your loan type. If you also want the $15,000 NC 1st Home Advantage, that program does have a sales price limit: $525,000, subject to current NCHFA guidelines; loan amount, income and credit restrictions also apply.
How is income counted with two buyers?
NCHFA's page says annual income can't exceed $158,000, and the guide calls it a statewide limit. Exactly how each buyer's income is counted is something your lender works out under the program guide. Ask them to show you the number they used before you make an offer.
Can I pair it with help from my city?
That depends on the local program and your lender. HouseCharlotte, for example, applies only inside Charlotte city limits and has its own caps. The NCHFA pages we reviewed don't publish rules for that pairing, so a participating lender has to confirm it, subject to qualification.
