Real estate in Midland, Albemarle & Stanly County
The Highway 24/27 corridor east of Charlotte — Midland, Locust, Stanfield, Oakboro and on to Albemarle and Mount Pleasant — is where many buyers come for land, a newer home and lower prices than in Mecklenburg, 30 to 45 minutes from Uptown. It is also where I live, so the roads, the builders and the drive to Concord Mills are part of my everyday life, not a listing description.
✦ Why this area
What makes Midland & Stanly County work
This corridor is the best-kept value in the metro for anyone who wants a yard — or an acre — without giving up a reasonable commute. Midland sits in southeastern Cabarrus County about 25 minutes from Concord and 30 from Uptown; Locust and Stanfield are just across the Stanly County line, and Albemarle is the county seat with a revitalizing downtown, a hospital and the gateway to Lake Tillery and Badin Lake.
Almost every address here is eligible for USDA zero-down financing, which combined with the NC 1st Home Advantage Down Payment means some of my buyers close with very little cash out of pocket. New construction is active in Locust, Midland and Albemarle, and resale homes in Mount Pleasant, Oakboro and Norwood often come with land that simply doesn't exist closer to Charlotte. In September 2026 the median sale price was $325,000 in Stanly County and $374,950 in Cabarrus County.
How I work here: I know which builders are offering incentives this season, I verify USDA eligibility and well/septic details before you make an offer, and I price from closed sales on the same road — rural comps need a local eye. Every step is in English or Spanish, whichever you prefer.

Questions about Midland, Albemarle & Stanly
Can I buy a home with $0 down in Midland or Albemarle?
Often, yes. Most of Midland, Locust, Stanfield, Oakboro, Mount Pleasant, Norwood and the rural parts of Albemarle are USDA-eligible, which allows 100% financing for buyers under the income limit. Stacked with the NC 1st Home Advantage Down Payment (up to $15,000, subject to qualification), it can mean closing with very little cash. We verify the specific address and your income before you write an offer.
How far is Midland from Charlotte?
About 30 minutes to Uptown Charlotte via Highway 24/27 and Albemarle Road, 20–25 minutes to Concord and Concord Mills, and 15 minutes to Monroe via Highway 601. Albemarle is roughly 45 minutes from Uptown. Many residents work in Concord, Harrisburg, east Charlotte or Monroe.
Do you know the area personally?
Yes — I live in the Midland area with my family. I know the builders, the back roads between Locust and Mount Pleasant, which parts of Stanly County have municipal water and which are on well and septic, and how the market has moved street by street. That local knowledge shows up in your pricing and your inspection.
Do you help buyers who speak only Spanish?
Every day. I am a native Spanish speaker and I handle the entire process in Spanish — showings, offer, inspection, lender coordination and closing — and I make sure the closing attorney's documents are explained to you before you sign.
