Reading Davidson's prices
Canopy Realtor® Association reports a September 2026 median sale price of $655,000, up 18.9% from $551,000 in September 2025. The year-to-date median is higher still at $699,950, up 9.2%, across 286 closings through September and 41 in the month. Days on market climbed from 49 to 78, and inventory would last 3.6 months.
A jump of nearly 19% in one month mostly tells you which homes happened to close, not that the whole town repriced; with so few monthly sales, the annual median is the steadier guide. The Census (ACS 2020-2024) puts the median value of owner-occupied homes at $687,700, and 80.0% of housing units are owner-occupied. With roughly 6,294 housing units (ACS 2024) and an estimated 16,662 people as of July 2025, not much comes up for sale in any given month, which matters if you're timing a move.
Renting while you get ready? Median gross rent for 2020-2024 was $1,652 a month.
New homes in Davidson: a short list with caveats
With inventory this thin, Davidson's new construction comes down to two names, both confirmed on the builder's site (October 2026). Saussy Burbank is the only builder at Davidson Cottages, a 34-unit development off Davidson Gateway Drive: 30 single-family cottages from the high $500s, each with 3 bedrooms, 3.5 baths, 1,798 to 1,928 square feet and an attached two-car garage, plus 4 affordable duplexes handled through the Town of Davidson's affordable housing coordinator, where separate eligibility rules may apply.
The second is Davidson Homes' Summers Walk on Wilberforce Way: 55 three-story townhomes with 3 to 4 bedrooms and 2,233 square feet, from the $400s. It isn't selling yet. The builder's area page labels it coming soon, the community page itself gives no status, and visits are by appointment only. If you need to stay under the $525,000 NC 1st Home Advantage sales price limit, Summers Walk is the only one of the two that might fit, depending on each unit's final price; Davidson Cottages starts above it. The program is subject to qualification, and advertised prices can shift before launch.
One town, two counties: taxes and schools to check
Most of Davidson lies in Mecklenburg County, which held its FY2026-27 rate at 0.4927 per $100 of value. A slice of town extends north into Iredell County, where the county rate for that year is 0.50, according to local press. The town's own rate sits on top of either one and applies town-wide, but we couldn't verify the FY2026-27 figure because the town website didn't respond during our review. So we're not giving a combined total here.
Before you make an offer, check three things with the address in hand:
- Which county the property is in, since that changes the county rate and the office you deal with.
- The home's most recent tax bill, or Mecklenburg's official tax-rate page if it's on that side.
- The school district: the Mecklenburg side is Charlotte-Mecklenburg Schools; we couldn't confirm the district for the Iredell portion. Either way, the assignment depends on the address.
Main Street, Exit 30 and the lake
NC 115 doubles as Davidson's Main Street and continues about 7 miles north to Mooresville. I-77 runs along the west side of town, reached from Exit 30 at Griffith Street. Off-peak from the town center, OSRM estimates about 31 minutes (22 miles) to Uptown Charlotte and about 28 minutes (18 miles) to University Research Park by UNC Charlotte. The Census average commute is 24.2 minutes.
The town's western edge traces the Lake Norman shoreline, and an arm of the lake east of I-77 goes by the name Lake Davidson.
The college behind the town's name
Davidson College, a liberal arts college founded in 1837, sits at the heart of town on Main Street and enrolls 2,073 students. The town grew up around it, and until 1891 its official name was "Davidson College." In 2009 it received National Register Historic District status.
How assistance programs fit Davidson prices
Straight talk on the numbers: the town median is above the $525,000 cap on NC 1st Home Advantage. If a home comes up under that cap, the program provides $15,000 toward the down payment for first-time buyers (no principal residence owned in 3 years), military veterans, or buyers in targeted census tracts, with a 640 credit score, subject to qualification. It always pairs with the NC Home Advantage Mortgage.
That NCHFA mortgage also works on its own, no first-time status required: up to 3% of the loan amount in assistance, with income up to $158,000, subject to qualification. Eligible veterans and service members can look at a VA loan, with no down payment and no PMI, also subject to qualification. FHA needs 3.5% down at minimum and, since May 25, 2025, U.S. citizenship or lawful permanent residence, with narrow exceptions; an ITIN mortgage has terms that vary by lender. Both are subject to qualification.
On the USDA loan map, central Davidson and a point about 2 miles south fell in the ineligible area on October 8, 2026, while the point about 2 miles north fell outside the ineligible area. Verify the exact address before counting on it; it's subject to qualification and income limits as well. Terms and funding can change, and your lender confirms them. Every guide lives under programs.

Frequently asked questions
What does it cost to buy in Davidson right now?
The September 2026 median sale price was $655,000, up 18.9% from a year earlier, per Canopy Realtor® Association and ShowingTime. The year-to-date median ran even higher at $699,950. There were 41 closings in the month and 286 for the year so far. At that volume one unusually large or small sale moves the monthly figure, so lean on the annual one.
What is Davidson's property tax rate for FY2026-27?
The Mecklenburg piece is confirmed: 0.4927 per $100 of value. For the portion in Iredell, the county rate is 0.50, according to local press. We couldn't verify the town's FY2026-27 rate because its website didn't respond, and we'd rather not guess. Ask for the property's tax bill or check the official rate page for whichever county the home is in.
What changes if the house is in the Iredell County part of Davidson?
The county rate changes, 0.50 in Iredell per local press, instead of 0.4927, and so does the office that handles taxes and records. On schools, the Mecklenburg side is Charlotte-Mecklenburg Schools; for the Iredell portion we couldn't confirm the district. School assignment always depends on the exact address, so confirm it before you write an offer.
Can I use a USDA loan in Davidson?
It depends on where the house sits. In our October 8, 2026 check, the town center and a point about 2 miles south were in the ineligible area of the USDA map, while the point about 2 miles north fell outside the ineligible area. The map doesn't follow town lines and gets updated, so verify the exact address on the USDA site. Income limits apply too.
