1. Who I am and what this policy covers
This site, berenicecruzrealty.com (including the Casa con Alma brand), is operated by me, Berenice Cruz, a North Carolina-licensed real estate broker (NC License #345959) affiliated with Keller Williams Realty · Ballantyne Area, 14045 Ballantyne Corporate Place, Suite 500, Charlotte, NC 28277. Each Keller Williams office is independently owned and operated.
This policy covers information you share through this site: contact forms, the down payment assistance quiz, the affordability calculator, the 90-day plan download, the call-booking page and the WhatsApp links. It does not cover the websites or apps of Keller Williams Realty, LLC (such as kw.com or Command®), which have their own privacy policy, or the third-party sites this site links to (NCHFA, HUD, USDA, Google, Meta and others).
2. What I collect
What you give me. When you fill out a form I may receive your name, email address, phone or WhatsApp number, your preferred language, whether you want to buy or sell, the area and timeframe you have in mind, whether you already have a pre-approval, and any message you write. The quiz and the calculator run in your browser and do not send your answers anywhere unless you fill out the optional form at the end; if you do, I receive a summary in bands (for example, "income between $50,000 and $80,000"), never exact figures or documents.
What is collected automatically. This site uses Google Analytics 4 and the Google Ads tag to measure visits and conversions, and the Meta pixel to measure the results of Facebook and Instagram ads. These tools use cookies and may receive your IP address, device and browser type, pages visited and approximate location. I do not collect your precise location.
Sensitive information. Please do not send Social Security or ITIN numbers, account or card numbers, pay stubs, tax returns or other financial documents through the forms, email or WhatsApp. That information is reviewed only by the participating lender you choose, privately and through secure channels. I do not originate mortgage loans and do not need that data.
3. How I use it
- To respond to your inquiry, schedule a call and walk with you through your purchase or sale.
- To follow up by phone, WhatsApp, text message or email about what you asked for (see section 5).
- To keep records of my clients and prospects, as real estate practice requires.
- To understand which pages and ads work and improve this site.
I do not use your information for automated decisions about you, and no tool on this site decides whether you qualify for a loan or a program: only the lender determines that.
4. Who I share it with
I do not sell your personal information and I do not share it with third parties for their own advertising. I share it only with:
- Providers that run this site: Netlify (hosting and form submissions), Google (Analytics, Ads, Sheets and Workspace), Meta (pixel and WhatsApp/Instagram messaging), ManyChat (WhatsApp and Instagram inbox), Make.com (form automation) and Cal.com (call scheduling). Each handles your data under its own policy.
- Keller Williams Realty · Ballantyne Area and Keller Williams Realty, LLC, to the extent my office and KW tools (such as Command®) store my client and transaction records.
- A participating lender, only if you ask me to or authorize it, so they can contact you about a pre-approval or assistance programs. I will always tell you who I am connecting you with.
- Professionals in your transaction (closing attorney, inspector, appraiser, the other agent) once we are working together on a purchase or sale.
- Authorities, when the law requires it or to protect rights, safety or property.
5. Calls, text messages and WhatsApp
If you provide your phone number, I may contact you regarding your inquiry through the communication methods you request or authorize. Marketing communications, including automated calls or text messages where applicable, will be sent only with the consent required by law — on this site, that consent is the optional checkbox on each form. Consent to marketing is not a condition of receiving real estate services. You may opt out of marketing messages at any time by replying STOP or emailing berenicecruz@kw.com; your carrier's message and data rates may apply.
6. Cookies and advertising
You can decline or delete cookies in your browser settings; the site will still work. To limit Google's measurement you can install the Google Analytics opt-out add-on; for Meta ads, adjust your ad preferences. This site does not respond to browser "Do Not Track" signals.
7. How long I keep it
I keep prospect information for as long as it remains useful to help with your inquiry. Transaction records are kept for as long as the North Carolina Real Estate Commission and my office require (normally at least three years after closing or the end of the agreement).
8. Your choices
You can ask me at any time what information I hold about you, to correct or delete it (except what I must keep by law or for a transaction in progress), or to stop contacting you. Email berenicecruz@kw.com or call (704) 380-7185 and I will handle your request at no cost, normally within 30 days. If your information is also in Keller Williams Realty, LLC's systems, they have their own request process in their privacy policy.
9. Security
I use reasonable measures to protect your information (encrypted connections, two-step verification on accounts, limited access), but no internet transmission is 100% secure. That is why I ask you not to send sensitive financial information through this site.
10. Minors
This site is intended for adults. I do not knowingly collect information from anyone under 16; if you believe a minor has sent me information, email me and I will delete it.
11. Changes to this policy
If I change this policy, I will update the effective date at the top of this page and flag important changes on the site.
