How much is my home worth? Online estimates vs. a CMA

An online estimate is an automated guess; you get much closer to true market value with a comparative market analysis (CMA) built from recent closed sales of similar homes near yours. The estimate is a fine starting point, but it can't see your new kitchen or the roof that needs replacing.

When I prepare a CMA, I look at comparable homes that sold in your neighborhood over the last 90 to 180 days: price per square foot, days on market, original list price versus final sale price and which homes are competing with yours right now. The result is a price range you can defend, not a wishful number.

What drives your home's price

Price mostly comes down to five things: condition, location, size and layout, recent updates and market timing. Two same-size homes on the same street can sell for very different prices.

What equity is and how to calculate it

Equity is the difference between your home's market value and what it takes to pay off your loan. The formula is simple: market value − loan payoff = equity.

An illustrative example with round numbers:

One catch: your payoff isn't always the balance on your monthly statement, since it can include interest through the payoff date and other charges. Ask your loan servicer for a payoff statement. And equity isn't the same as the check you walk away with, because selling costs come out first.

The costs of selling a home in North Carolina

Besides paying off your loan, selling typically involves agreed-upon commissions, the excise tax on the deed, attorney services and any repairs or concessions you negotiate with the buyer.

The net proceeds sheet: what you actually keep

A net proceeds sheet subtracts every estimated cost from the sale price to show how much you'd walk away with at closing. It's the single most useful tool for setting a list price and comparing offers.

Back to our example: from a $320,000 price, subtract the $210,000 payoff and the $640 excise tax, and you're left with $109,360 before commissions, attorney fees and any concessions. With your real numbers, that bottom line is the one that matters.

I run a fresh sheet for every offer that comes in, because the highest offer isn't always the one that nets you the most. A slightly lower price with no concession requests, or with a bigger Due Diligence Fee, can be the stronger deal. To understand those pieces, here's how an offer works in North Carolina.

Selling and buying your next home: order matters

There are three common paths: sell first, buy first or line up both closings. The right one depends on your equity, your financing for the next home and how much risk you're comfortable with.

Talk to your lender before you list. If you'll use assistance on your next purchase, the NC Home Advantage Mortgage doesn't require first-time buyer status, while the NC 1st Home Advantage Down Payment is for first-time buyers (no principal residence owned in the past three years), veterans or purchases in designated census tracts. For buyers who qualify, there's up to $15,000 toward the down payment plus closing-cost assistance programs, subject to qualification; terms can change. Details are on the down payment assistance page.

The August 2026 market: what it means for sellers

In August 2026, the Charlotte region had 3.7 months of inventory, and sellers received 95.5% of their original asking price, according to Canopy Realtor Association. Buyers have more choices, but prices are holding steady.

Canopy reported days on market rising to 55, up from 47 a year earlier, with supply still well below the six-month mark associated with a balanced market. In practice, a home priced right from day one still sells; an overpriced one tends to sit. The numbers vary by county: in Cabarrus, for example, the August 2026 report showed 3.3 months of inventory. If your home is in Concord and Cabarrus County, that's where we start.

Bilingual marketing: more buyers see your home

Presenting your home in both English and Spanish widens the pool of buyers who see it and understand it. Around Charlotte, that can mean more showings and more offers.

Every listing gets professional photography, a bilingual description and placement on the MLS and major portals, plus my Spanish-speaking network. I walk you through the whole process, from pricing to signing with the attorney, in whichever language you prefer. You'll find every step in my seller's guide.

Frequently asked questions

Can I sell if I owe more than my home is worth?

It's possible, but it takes care. If the sale price won't cover the loan payoff and selling costs, the gap would have to be covered at closing, or your lender would need to agree to another arrangement, which is entirely their decision. Before you list, talk with your loan servicer and a real estate attorney about your options and what they mean for you.

How much does a CMA cost?

Nothing. I prepare the comparative market analysis free and with no obligation, using recent closed sales of homes similar to yours. We go over it together in English or Spanish, and you decide whether to sell, when and at what price. If now isn't the right time, the CMA still helps you plan and understand how much equity you have.

Do I need to make repairs before selling?

Some, not all. Fresh paint, a deep clean and fixing what's broken usually pay off because they improve photos and first impressions. Big renovations rarely recoup their cost. Before you spend anything, we walk through the house together and separate the repairs that help your price from the ones that just shrink your net proceeds.

Will I owe taxes on the profit from the sale?

It depends on your situation, including how long you've lived in the home, how much you gained and other personal factors. I'm not an accountant or tax advisor, so talk with a CPA or tax preparer before you sell. The excise tax North Carolina sellers pay on the deed is a separate item, and it shows up on your net proceeds sheet.

How long does it take to sell a home?

It depends on price, condition and location. According to Canopy, days on market in the Charlotte region came in at 55 in August 2026, up from a year earlier. A well-prepared home priced right from day one usually sells faster than an overpriced one. After you accept an offer, there's still the due diligence period and the closing to get through.
